Great long term spot, awesome management, and close to everything you need. I’ve traveled all over and this park does a great job. If you’re traveling through or going to stay a while check them out first.
Do yourself a favor and go stay at 12 oaks! The changes and upgrades made within the last couple months are amazing! We will definitely be back!

We stayed here for about four months. Our site was at the back of the park, conveniently located by the dog park, the lazy river, and laundry/office. The park was good to us. We created a nice little community and my kids made many memories with the other kids at the park. We enjoyed the lazy river and the temperature was always relaxing. The dog park is very spacious.Mrs. Beth, at the office, is remarkable. She is very understanding and helpful. The park had just went under new ownership and changes were already being implemented. We enjoyed our time here!
So I gave this RV park 3 stars because it wasn’t what I expected. The park was clean & quiet. The pool is SMALL! The lazy river was Okay. The cons, zero shade, broken up into 3 small areas and the property surrounding was unkept (not their fault just saying).
Showers are really nice and kept clean. Conveniently located within walking distance of Walmart, dollar general, gas stations, and numerous places to eat
I enjoyed the quiet and lazy river. The soda machine took two dollars without dispensing two beverages. The tables on the side of the office are full of clutter which makes them unusable for guests. The restrooms and shower were very dirty and haven’t been cleaned in a long time and the ceiling above the shower needs to be fixed badly. The room outside of the restrooms/showers is full of clutter and needs to be cleaned badly.
Great place to stay on your trip. Everyone in the office were very kind and helpful. The bathrooms are very clean and updated. The laundry room is very good, with 3 newly washers and dryers. They take quarters and each wash or dry is $2.00, which is the same everywhere we have been. It’s very quiet and restful. They have these cute light posts that stay on at night with your site number, it makes you feel safe. The park has a pool that circles around like Disneyland. The park is clean all over and very well maintained. Walmart is close, almost next door. We will definitely be back on our next trip!Thank you for a great stay!

Site 13, concrete pad, long enough for our tow, no shade but had nice breeze. Lazy River nice, not heated and to cold to get in, water fall not in operation. Nice hot tub. Super friendly host! We will be back!
I really had zero problems here. The location was easy to get in / out but I should say tooI arrived at 3pm on Thursday and left at 9am on Saturday; your experience may differ from mine. The lazy river was fun but it was not heated. It was tolerable. I took a few hoodies for the kids afterwards and they were needed and appreciated.The site we were assigned was concrete and pretty darn close to level.My overall experience was the rated 5 stars.

Just passing through Lake Charles and this was a good place to stay. Convenient (Walmart was right next door). They had a beautiful lazy river but it was too cold to use it.
Very nice place .we were passing through and found this to stay overnight. Easy in and easy out. Would definitely stay again if we were back in the area
The pictures I have posted of this place is probably the best thing about it when looking back at my trip and all the places that I stayed at... You have full timers that live there that have children and you cant get into the hot tub.. The pool that they built is quite unique but its not heated And was down for disrepair when I was there. The husband and wife that own the place seemed very nice its very nice it seems like the the help there has overtaken the place.. Definitely has a lot of potential..
I enjoyed my spot, it was only a night but very quiet, nice staff and an amazing lazy river, FREE ice.. Only complaint is the clutter by the ice machine.
My monthly stay here has been so peaceful, this rv resort is very unique from the art in the office to the design of the lazy river they even offer cute little boats to float along the river. I feel so much of a respectful family owned vibe. Nice and quite throughout the day and night oh and let’s not forget the complimentary sweets in the office which include very good donuts, cinnamon rolls and much more. I definitely recommend bringing your family for a nice getaway. Only downfall to this establishment is the WiFi it’s not very strong connection.
The rental spots are like other parks a bit pricie. What makes them good to visit or stay long as you pay. All thefamily fun. Have kids they will love it.
Twelve Oaks RV Park is a very nice place to camp, the people are very friendly and try to cater to your needs. They have a lazy river pool and a heated Jacuzzi. the camping pads are concrete and are very level. the only problems or complaints I had was the restroom and showers could have been cleaner. If I am ever in the Lake Charles Louisiana area and need a RV Park to stay at, this will be the one I choose.
Very friendly and accommodating. We enjoyed the stay. Lake Charles was still showing hurricane trauma but the folks at twelve oaks rose above and really enhanced our stay. We will stay there again
Love this place!! Beth is awesome!!! felt very safe there campgrounds are very well kept. They took us in when they didnt really have a spot but Beth made it happen. We will be back
Well, don’t believe the good reviews. Seriously. Perhaps things were better before they were hit by back to back hurricanes. I don’t know, but this place is a disaster. It’s dirty, the grounds are a mess, the WiFi is terrible, the cable hook up is awful. Very upset by the good reviews on google. Paid $50 to stay here.Only plus is the sweet man on the phone. Super nice, but obviously mislead us. Very rough. Stay elsewhere.
What a fantastic park this is! Tom is one of the nicest guys too, met us after hours to check us in and even gave us 2 different sites to choose from. Clean grounds, laundry and showers! Cable was a plus as was the cost. Definitely recommend this place if you are in the area. Was dark when we arrived else I would have posted a picture. Just love the vibes here too, feels like home!
We were traveling through to New Orleans and decide to spend the night here. I called to book a pull through site the day before and the guy I spoke to said they were available. When we arrived the lady at the counter said none were available and that they only had back-in spites. When I told her I had confirmed with the owner she said he must not have known. Really? The owner must not have known? It felt like tell them anything just get them in.When I requested the Good Sam’s discount shown on their Web Site I was told because the park was almost full they weren’t honoring the discount.When we got to the site the coach lamp that is anchored to the pad was broken and laying on the ground which I had to navigate around. There was an abandoned, broken down, disgusting gas grill on the site along with 2 sheets of plywood laying on the grass.Looking at their reviews these things appear to be common themes.Save yourself, boondoggle in hell instead of staying here.
HURRICAN LAURA update. Park got water today to the sites. Thursday Sept 17th. Still no power, the showers and Laundry is available. Spots appear to be available. Give them a call youll get treated right.

Due to Hurricane Laura I moved my camper back to my home state, although, I was paid up for the month in good standing. After it was safe to return, I find out that my space had been given away, however, I had been in communications with the owner informing him that I would be returning. No credit was issued and was informed the park is now full. Keep in mind my spot was still paid up.
Very pleasant ... Staff was professional, polite, and helpful. Facilities are very well kept. Quiet, off the road but not too far. Definitely recommend.Note to Owners/Stall: You all are in our prayers as Laura passes through Lake Charles. Batten the hatches and keep your heads down. Hope you fare well.
Twelve Oaks RV park is excellent! The ladies at the office are hard working and are doing a fine job landscaping the grounds(one of them is a veteran!); and they are upgrading everything...the pool is a lazy river pool and its perfect for kids...I wish they had a playground as well...other than that I would definitely return.
I stayed 1 night. Had the best experience. Staff very nice & accommodatin . Free pastries were awesome. My 1st taste of King cake. The jacuzzi hot tub was awesome. 6 washers, 6 dryers. A bit spendy. $50 for pull through. But an awesome experience
I would give it more stars because the park is nice and the owners / staff are very polite and helpful but do not stay here if you have anything of value. This park is in the bad part of town and I had 4 bikes stolen and my wifes truck broken into. Not a good place to stay especially with kids. I dont like leaving a bad review but I would have liked to know this before I booked. Seriously bad neighborhood!!!!!!
Best park we visited on our three month trip across America. The pool is so clean and new. We had so much fun as a family. The woman in the office is extremely nice and helpful. We were very happy about the free donuts and coffee. The park is very clean and quiet. We felt very safe and would come back anytime.
nice park with lots of trees in the back section. unusual pool. 3 ft deep and 4 ft wide circle with strong current. one sink, one toilet, one shower in each bathroom. bright light post at each site made it impossible to get the rv dark. nice owners. very friendly.
My husband called March 17, because we were told we had to call 2 weeks prior, to get an RV spot. We have a 28 ft pull behind, F150, & we also told them we would be bringing our Ranger 21 ft boat. I do travel nursing, came to do a contract with Lake Charles Memorial. We left Albany Ga April 4th, arrived in the park 2 am on the 5th. Was extremely quite. #1 the campground is almost in the middle of town, on the wrong side of the tracks. Very high crime rate in this area. It is not gated. (We know the area, this is a fairly new RV park. We were here last year). We drive through the park to the backside, there are small residential homes behind it. Flimsy gate between. We could not find our site#33. We had to turn our rig around, there was hardly any room to get it done. Back part of park is nasty. We pulled in front of the doublewide in the center of the RV park, my husband got out looking for the site. A young lady in an RV across was standing on her porch smoking and told him our site was across from her. It was on the edge next to the road, a fence behind with weeds. There was no way to fit our camper in this spot. Our truck couldnt set there, and there was no way our boat could set there. Now after the clerk had told my husband we had plenty of room. If we had parked the camper there, to open the door we would have had to turn sideways. The highway noise would have been aweful. We left stayed in the Walmart parking lot that was aweful. We called their office next day, told them this would not work after they said it would, knowing what we were bringing. Ask for our $100 deposit (that they do not advertise on their web sit). The clerk said the owner had another lot that would work but we would have to keep our boat up front away from the camper. NO WAY!!!! Not in that area. The owner absolutly refused to refund our money, pretty rude about it. I realized he was about the money not the people by what his rv park looked like. The pictures on his website is not the true look of his park. It only shows the fansy few he has up front. Before they called we had already found & setup at K&P RV Park on Nelson road. It is awesome!!!!! Big yard, space for everything plus more. Owner is great. Very nice showers, washer &dryer area. And you have a mailbox. If you care for you & your familys safety, dont want to stay on concreat and not live in your neighbors living room, dont stay here. There are so much better RV parks in Lake Charles. Weve stayed at Ospry RV park last year about 20 minutes out of town near Big Lake is also very nice. Well never call ahead again. This owner needs integrity & accountability.
Twelve Oaks RV park was a wonderful place to rest and stay for a little while. Their bathrooms and showers are very clean and their laundry is open 24 hours a day. They have a large hot tub and a lazy river which is very unique. They serve fresh donuts every morning for their guests. Each RV site as a Street Lamp and is paved and very level. They are easily accessible from I-10. And all the eateries and shopping centers are very close by. Walmart is in walking distance. The park is very quiet so you will get a good nights rest.
Just arrived 8-3-2018. Pleasantly surprised after I read some reviews. Very pleasant owners, added new sites so when you first arrive its not what you expect, drive down to the campground. Clean, laundry is clean. We will be here for 3 days in our 40 fifth wheel with plenty of parking if we didnt want to unhookm
I love this RV park just heated we left before the lazy river was finished. They have restrooms with showers so you can really enjoy a long hot shower. They also have a fenced dog park and laundromat which is nice. The best is donuts every day at the clubhouse and all different kinds to choose from. I will definitely go back. Very friendly helpful people.
Good for 1 night if you are desparate. I stayed 7 days, there was no doorknob on the mens restroom/shower door. When I asked about when it was going to be replaced I was told by the office staff "I am tired of replacing that door knob". The police were there on 2 separate nights. There are a lot of people that live there full time and their lots look like junkyards.
We stayed here Feb 6th-14th, 2018. Nice place. No trains, race tracks or major highway noise. Concrete slab to park on. Will come back. Will not both with getting cable next time, to much hassle for what the channels you get.
Visited friends here on 2/25 Nice place, however does have alot of standing water in the park after rain. And while we were all sitting outside someone threw trash way , and a young boy staying in park decided to go get a ice chest which was thrown away out of the trash,then tossing it up against the fence . I yelled go pick that up where you threw it. Child ran across street . Children should not be unattended here . Over all nice park Vary clean.
Twelve Oaks RV park was the worst experience I have ever had in my life! I only gave it 1 star because I had to in order to post a review. It does not even deserve that in my opinion. I could literally write a book about it and although this review will be long I assure you I am leaving parts out. We rented an RV here (LOT 21that was not even suitable for animals. To begin with after we paid the first month we were advised that we were not charged enough and they had to charge us more. Throughout our 3 month stay we paid more than the RV was worth. We advised them soon after we moved in that it was leaking and it leaked the whole time we were there and just got worse with time. They claimed that maintenance was working on it but it was never fixed although the man was constantly on the roof and above the bathroom skylight while I was there and without notification that he was going to be up there. As you can imagine this made me very uncomfortable! Also while he was working he was drinking beer! We were there for 3 months and I can tell you it was 3 months too long! They also advertise free wifi and cable which is false advertising. You can get VERY BASIC cable( just a few channelsif you want to pick up a cable box from the provider and the wifi will not reach past the office. Another issue is the roads. They are horrible and ended up being the cause of a loss of part of a hubcap from my tire. Next I will address the laundry facilities. I lost money in these machines numerous times not to mention the times I had to move my laundry to a different machine due to it either not draining or not drying. I advised them of the loss of money a couple of times in which I was told they did not currently have change to refund me. Needless to say I never got it back so I did not even continue wasting my time telling them of the money loss. All of this led to our moving out but what took the cake was the bad storm that left water all throughout the camper. We were actually awakened from sleep due to being rained on more than once. In the midst of the storm we advised them how bad that it was leaking and that personal items were being damaged. We were told that there was nothing they could do. Therefore my boyfriend had to get on the roof himself endangering his safety in severe thunder and lightning to place a tarp in order to protect not only our items but also the RV. We had computer damage, a damaged speaker and my personalized family cookbook along with other items. There was so much water during the rains that it is almost impossible to assume that there is no mold inside. The owners idea of taking care of the damage was to give us $50 which does not even begin to repay for the items or what we went through. Because of this experience we made arrangements to purchase a used RV at which time we were assured that we would be given a spot to set it up due to the ordeal we had been through. Shortly after we arrived with the RV we were advised that because it was a 1998 that it was too old for their park. The thing is that there is a 1964 bus there along with other RVs older than ours. Also ours looked much better than the one we were renting from them for $790 a month!! I could go on and on about how we were treated but I wont. I am just disgusted that there are still people in the world that treat others this way. I am writing this review to try to prevent others from being treated so badly. I will end by saying the owner made us feel very disrespected and that our personal items were worthless. We felt as if the money was more important to him and not customer satisaction or proper treatment of others. I could not get good pictures due to bad lighting inside but have attached several of some of the leakage(though there was MUCH more), damage and the condition of the RV when we moved in.
Loooong level concrete pad with black wrought iron outdoor lamps. Greeted by Elvira at the entrance and escorted to our site. Then got a tour of the park facilities, such as laundry, dog park, ice machine, free doughnuts and vending machine. Also received a briefing on the area, including the local Walmart. Owners also have a sister park, 12 Palms, in the area. We have a big rig 44 foot fiver with crew cab dually. I had no trouble navigating and parking, even though I was escorted. The site is so long that I can park the truck either in front of the trailer or behind it. This is not a new park, but it is safe and comfortable.
This campground is NOT as advertised! It is not new and not suitable for big rigs. My husband and I stayed here 1 night. We travel in a 45 coach with a tow vehicle, so we are always careful about parks that do not accommodate big rigs. I looked at the website and even called to make sure we could get in. I was assured there would be no issue. Tight turns, and low limbs around them. We scratched the side of our coach trying to manouver into our space. We also could not hook up to the sewer, as it was totally backed up (also without a cover). Beware!
Call for reservation one evening and Tom, the owner, answered stating it was after hours and he was away from the site and was not able to help me with a reservation until the next morning. The next morning he called and assured me that a site was available and reserved same for me. A week went by and before departing from my home I called to make sure a site was reserved in my name and Rhonda, the park manager, assured me that it was and assigned me site #12. Upon arriving I was receive by a smiling Rhonda booking my reservation and offering to help in any way she could, plus offering coffee and donuts each morning. I had a pleasant three day stay.
2 Restrooms & Showers clean includes shampoo and soap. Sites were level with cement surface. Mostly back in with one row of pull thrus with level sites. Park roads are paved. Turns are a little tight for bigger rigs but it is doable. Park is a work in progress but what is done is done nice. The work continues but does not interfere with other things. Park is a quiet park. Owners are continuing to make improvements and friendly. Stayed one night passing through but would stay again.
This little park is doing it right. Nice level concrete pads, soft lighting and clean area all the way around. Wonderful staff. Having only been open since February this year, they are going to be a great stop for anyone visiting the Gulf Coast area. All my best to them!
Great park. Now for others wanting to create an RV park - take a look at this one and make a copy. Well done owners. The only thing missing is picnic tables at site, but Im sure they are on the shopping list. Dog Park is the Rolls Royce of parks. Even has a pool and training equipment for dogs, all fenced. Great bathrooms - spotless. Big Friendly welcome.
