Nice, simple place to stay. Excellent view of the sea from the top terrace. Loved all the plants and little fountain. Theres not much in the area as its more residential, but that also meant it was quiet.

Very nice small motel across the street of Atlantic Ocean,close to two beautiful beaches on walking distance from it.You can walk to Old Town San Juan it will take you around 2h to get there but its worth it. Recommend it, especially for single travelers!

The hotel didnt really match the pictures online, and the neighborhood can look menacing, but the staff was great. The rooms were not bad for the price and the view of the ocean, proximity to the beach were excellent

Beautiful, quiet, remote area. Nice hotelYou must want remote to really enjoy this hotel. We loved it. Bring food and drink. They have limited beverages to purchase, jas far as food just breakfast. You would need a taxi for restaurants and clubs. It is not close to the airport or port.

Great place to stay before and after cruise. The atmosphere is wonderful and the view is beautiful up from the hot tub. Super friendly staff that allowed us a place to store our luggage while waiting for our room to be ready. Very clean rooms and no noise. Quaint little place across from the beach. Lots of outdoor spaces scattered around the hotel property for relaxing. The continental breakfast was nice. Would defensively stay there again. Wish there were more places like this one.

This is 100% the best hotel I have ever stayed in. It is beautiful. The staff are so friendly and incredibly helpful. They have beach towels, chairs, kayaks and stand up paddle boards to borrow. The rooms are beautiful. Several courtyards offer quieter places to relax, including a rooftop terrace with a hottub and ocean views. Staff went way above and beyond our expectations. There is breakfast. They will store your luggage for hours if you fly in too early. The pool is fantastic with a beautiful waiting area. I want to live here. Our two full bed room has two rooms for more privacy and a kitchenette.

So we chose this place because of the good reviews but I think it needs to get real. We stayed here just one night before a cruise. We had to book a bigger room than needed because that’s what was left. The rooms are okay but nothing fancy. Our toilet didn’t work and was continuously running. We had to hold the flap down to get it to fill up enough to flush then turned the water off to it so it wouldn’t run all night. We got into our room late so we didn’t call them to come fix it. There was no chains on the fan so there was no way to have the fan on without the light. They were skimpy on the bath towels as well. We heard some other guests complaining about their bathroom as well. Now being that we only stayed one night we didn’t call their attention to these issues until we checked out. Breakfast was included but it was pretty much cereal, toast, some whole fruit, oatmeal and hard boiled eggs. Considering the price we paid I might have looked else where.

Very clean, nice little place. It is off the beaten path and not directly on the ocean. It is in a very quiet area that is walking distance ( or a short taxi / Uberto many shops and restaurants and close to the airport. If you want quiet, this place is great. If you want more activity and beach, head closer to the Carolina Beach area. Or get crazy and go south to La Parguera.

The beach view and the jacuzzi at the top deck were great. Breakfast could be better. We were given a room that was less than basic even though we booked a week so it was expected that we get a nice room especially that we booked months ahead. Obviously this hotel is not a place to stay in for more than a night and is overpriced for the quality of service they offer. The pool was mostly dirty during the whole week we stayed. Not a very convenient location and safety is questionable.

This place has an amazing staff. That alone speaks volumes. Aside from the commitment to hotel guests, the rooms are nice, clean and well accessed to the grounds. Beautiful location and plenty of things to see and do in the area. Will surely be back soon! We only stayed 1 night, but wish we were able to have stayed more

I would say the best place I’ve stayed at on all my vacations. This Inn is very cute and dainty from the start. Very clean and amazing staff! The beach right across the Inn. Free breakfast, pool, Air Conditioning and hammock was nice! The jacuzzi was alright since the jets weren’t working. But there was a nice spacious rooftop patio overlooking the beach. The room was a bit small for my two friends and I but it was manageable and very well decorated. They also had beach chairs, bikes and other items to borrow while you were there. The only problem I had was the WiFi. It wouldn’t work in our room. It would come in and out. My phone only worked once I got out of the room. My friend’s phones did work more than mine but they had trouble getting connection at times as well. I felt safe at the Inn and in the neighborhood. The price was very affordable for all the accommodations and all the amenities this Inn provided. Comparing to other hotels, I would definitely recommend this place for anyone who’s on vacation in PR.

I was skeptical of this place from what i saw online, i decided to try it anyways once we arrived in San Juan and it exceeded my expectations the rooms were very nice especially for being so close to the beach and the reasonable rates. Lovely continental breakfast Great Coffee and very friendly and helpful. I look forward to my next visit.

Great staff, willing to go the extra mile. Great personal taxi service with Clementes!!! Awesome location, perfect for sunrises and sunsets. A quaint little swimming pool and numerous lounging areas make it a bargain for the price. However the doors have large frosted glass panels so the room never got dark at night.

The host was very nice and it has a quaint feel. However the rooms are absolutely bare bones and tiny. Mold all over the bathroom. It was fine for a night but not a place I would want to stay at longer.

Okay! This review is likely to be lengthy but quite honest about the stay at Tres Palmas Inn. First things first, my sister and I stayed from Sunday June 9 - early Saturday (4amJune 15th. We were very eager about the amenities and the fact that the beach is right across the street - literally (it’s really like 150ft away).Our flight was not very smooth so we ended up about 7 hours later than expected- around 1AM. Tres palmas was amazing about this! Not giving our room away & also making sure we got checked in at that ungodly hour.We were given a tour and told that the kayaks were not usable because they were leaking and the hot tub was also not working so it was also not usable. These were two of the biggest attractions for us personally- especially the kayaking equipment. My sister (an avid kayakerwas extremely upset. We decided to power through- not the end of the world.Upon entering our room I realized the pictures from Expedia (where we booked throughwere NOT the room we were given. Again- not a big issue, we continued with the tour and learning about how to use the tv.My sister then realized a very integral part of our room- a NECESSITY for such a long stay - was missing. This room- the only room in the hotel without it- did not have a refrigerator. However, in booking the room it clearly said that there was- I have screenshots of emails to prove this very thing. This was clearly a very large issue. This would mean in San Juan Puerto Rico, we would be unable to even keep a bottle of water cold. We couldn’t get stuff to make sandwiches for quick lunches on the go- nothing. Our food budget would need to double, if not triple.We figured the hotel would at least let us bounce from room to room, get us one for quick usage that they could just take back out- heck, even get us a cooler. We were met with, “sorry we will have Expedia fix it”. Well, what does Expedia have to do with my trip now? It clearly doesn’t. No money was knocked off, nothing. We were very easy going about this because no hotels in the area had rooms for a 5 day stay. Otherwise, I’d have fought for a very thorough refund and stayed somewhere else.Not having the ability to keep things cold nearly wrecked our trip- money for food can be no joke and we were counting on cheap lunches and dinners we could provide ourselves with the grocery store. Thankfully, Walgreens had $30 coolers and sold bags of ice. So everyday, a few times a day, we had to empty ice and refill it. Without this creative solution, it would have been an awful stay.We’re thoroughly disappointed in the amenities (which we weren’t told at booking were unavailable and the refrigerator issue.Now, let’s talk positives:Aside from doing absolutely nothing for the hotels many mistakes (by which, we heard many people checking in claiming their room was not what they were told at booking- so beware), the staff was quite nice. The hotel itself is quite gorgeous. They have chairs and beach towels to rent, boogie boards, and a continental breakfast that, if you’re on a food budget like we were, was quite amazing everyday. They restocked it regularly in the mornings and had a variety of options. It’s not like the ones in the states though- no eggs or yogurt, waffles- but it has tons of other options.

This was the first vacation my husband and I have taken in 25 years. We LOVE Tres Palmas. Miguel and the entire staff were amazing! We loved our room and the roof top terrace is a huge bonus. We met a lot of great people from all over. The atmosphere here is perfect, very calm and relaxing. The beach right across the street is the icing on the cake. This was a quaint off the beaten path little hotel.that was very accommodating to please their clients. Usually one Employee worked a shift and they did it all so they werent always at the front desk but they worked around the clock to make things right. We had asked for extra wash cloths around 8 one evening and around 11 they brought them to our room. They were freshly washed and still warm from the dryer. They are still recovering from the hurricane and the fact that they are working around the clock to make things work was what made this a great place. They are also minutes from the beach and offer beach towels and chairs to borrow for the day. We really enjoyed staying here.

Very unique experience in a hidden historic gem close to everything. Clean rooms and super friendly staff. The place was pretty affordable compared to other hotels around. I booked last minute and locked in a fair price. I’ll go back anytime I visit St Augustine

Very cozy and clean ! Not the greatest location to walk around far although there is a nice beach across the street that goes about 1 mile or two .. surrounding areas are not to be too fond of but if you’re going to stay there and go out to the main touristy areas and events you’ll find this location to be exactly what you need cozy & comfortable . With pools and hot tubes along with resting spots to read or just relax.Jenny

Tres Palmas was an amazing venue for the price. If youre looking for Sherton or Holiday ammenties then you will need to look elsewhere. However, this quaint bed-and-breakfast is the perfect place to experience the true San Juan. Great walking distance from major beaches and restaurants. The room we had was equipped with air conditioning, yet older plumbing. They have the amazing sound of the beach right outside of your window and the staff is pleasant to work with. The free continental breakfast is definitely above average with fresh fruits and breads; and cereal for the kiddos. This place is not to fancy but not a hole in the wall either making it the perfect spot to spend the night before going to your next destination; ours in this case was NCL Dawn. Short ride from the airport and short trip from the pier. The nights can get loud with locals an their music and motorbikes...but again nothing terrible or avoidable as it is on a main road that travels the coast. With all this in mind definitely consider the Tres Palms when looking for an overnight stay while waiting to go to your next destination.

I spent a long weekend visiting my sister, who is a local to the area, and she suggested I stay at this hotel, due to her place undergoing some renovations. The accommodations were great! Miguel, the manager, was very helpful. The hotel had multiple sitting areas that allowed for socializing as well as quiet solitude, whatever your preference. I would highly recommend this hotel for anyone visiting. The hotel is right on the beach and easily within walking distance to several restaurants. Hotel staff was also very helpful with local suggestions for sightseeing and eating. I will stay there again!

Beautiful ocean view. The staff was more than accommodating and the bed was comfy. Breakfast was delicious and well stocked and there were plenty of amazing restaurants within walking distance. The hot tub was hot and the pool was cool. I HIGHLY recommend Tres Palmas Inn!

My biggest concern was safety and that box was checked. We walked to a local beach and restaurant with our family and children and felt safe. The staff was incredible, the Inn was clean and quaint. The continental breakfast was sufficient and although I do not drink coffee my mother and husband raved about it and ordered some online. The walls are rather thin but we had quiet neighbors so it was ok. I would definitely stay again!

The PERFECT GetawayWhere to begin? We enjoyed everything! Location is top notch (right across from beach; a few steps away.The staff is excellent and gives you a complete tour of facilities at check-in. Tres Palmas Inn doesnt feel like a hotel. Its a comfortable, zen-like retreat. Smokers, theres a wonderful rooftop oasis to enjoy your nicotine fix without feeling like you are committing a massive crime. Theres also a rooftop hot tub. Enjoy the sound of waves and celestial scene above. Readers, there are so many great spots to enjoy your favorite book. Its like a readers paradise! Tired of the beach? Relax at the pool. ~ Reading nook included.~ Hidden in the back corner of this lovely property, there is a fabulous deck area with fairy lights, ample seating, and a private atmosphere. The garden fountains offer a pleasing spot to regroup or refresh with the delicious cucumber water provided (for freein the lobby. Its a great way to stay hydrated and helps soothe those with sunburns My husband and I had an ocean front room. It was a nice size. Right outside our door was a patio with a hammock. For this book lover, it was never a problem finding a quiet spot to read. Tres Palmas is in a lovely, lively residential area. I felt safe at all times, especially since my husband spent most days working. (We only live 45 mins. from Tres Palmas and this was supposed to be a two day weekend.We enjoyed it so much (husband liked the 10 min. commutethat we extended our stay three extra nights! Tres Palmas Inn is a small hotel and I feel that this gives staff time to treat guests like family. Oh! And, they did! Anything we requested was provided. Beach chairs and beachtowels. Ashley was the activities expert and could guide you all the local events going on. Jennifer was their to assist at night but was still beaming in the morning. Yes! Continental breakfast is served. Coffee!! Plus, Tres Palmas Inn is walking distance to lots of great eats. Or have it delivered. There are a few local places that offer delivery. Ask the front desk to suggest restaurants. Thoroughly enjoyable! Right across the road from the beach, the rooftop patio was so comfortable looking seaward, listening to the waves coming in with a nice breeze on Christmas day. Staff is super nice, rooms comfortable, nice courtyard and landscaping.

Very nice little inn right on the ocean. Cant say beach its more rocks than sand. Awesome upstairs terrace wit hot tub overlooking the ocean. Its an old building but well maintained.

Ashley was awesome and other hotel workers were nice. Perfect hotel for spending time together in Puerto Rico. We loved it so much here well be back to this hotel for sure . It should be a 5 star but because its not because its not in the busy over populated metropolitan area. We got the perfect room, we will ask for that one or a kitchenette next time. Thank you for being such an awesome hotel. It made our trip.

It is perfectly placed directly across from the beach. The smell of fresh ocean breeze was wonderful and the view was spectacular. The staff are very helpful, friendly and very accommodating. There is a roof top hot tub overlooking the ocean and l really enjoyed laying in the hammock! Restaurants, grocery stores and pharmacies are in walking distance. This was by far a more peacefil and enjoyable vacation spot!!!

I absolutely loved this hotel. My entire week here was bliss full of friendly staff. The hotel had catapillers on the three. Jasmine tees and i saw a snail. The room was the size of an average bed room. One bathroom inside. The beach is literally 5 mins away. We asked questions about the island and good local restaurants to go and eat. They have a small pool and a Jacuzzi tub. You can smoke outside upstairs. No smoking in the rooms. Its quiet. The area has a lot of ubers to come and get take you where you need to go. I dont have anything negative to say just enjoy your stay in the wonderful hotel.

Thus place utterly shocked me. The hotel room that we booked had everything. Pots, pans, silverware, plates, cups and glasses, blender, toaster, coffee machine, a big refrigerator that had a freezer, a good microwave, and spatulas, prongs, etc. The bed were so comfy I wanted to sleep all the time. They have a nice pool and jacuzzi. The decor is amazing. Even the room was one person short so they offered an extra hammock without us asking. Although the breakfast is limited, its a great place!

We loved Tres Palmas Inn. The staff was very welcoming and nice. They provided us with great information on near by resturants. Wifi worked perfectly. The pool was amazing. The top balcony was great for watching the sunset/sunrise. Less than 5 minute walk to Ultimo Trolley beach. You can still walk across and enjoy the beach if you dont feel like walking down or ubering to other local beaches. Just make sure you wear water shoes around this area. Alot of rocks! You can also rent out towels and beach chairs for free. The breakfast is nice and simple. Its enough to refuel you. Nothing fancy ofcourse. Our room was small and comfortable. Housekeeping always brought clean towels and sheets. We always returned to a nice clean room. The only downpart of this place was the jaccuzi was way too hot.... but who cares.... because youre right by the beach. Oh, and if you come too early or need to check out and youre not ready to head to the airport, theyll watch your bags for you. Once again its not the hilton hotel but you will enjoy your stay here.

The location was perfect for our needs. It is located near the airport, the cruise port and only a 15 min drive to Old San Juan. The office staff are great and the view from the Inn is beautiful. It is not upscale and modern like a hotel, but very comfy and unique with beautiful plants and very cottage like. And directly across from the beach! Our family loved the space!

Room was very small (not as picturedthey only give you one towel even when you book the room for 2 people, room was very dusty bathroom was not clean.. (every time i saw the housekeepers they were on their phone texting and sitting by the pool instead of cleaningonly thing in walking distance to this hotel is the beach everything else will cost you about 7-12$ in to get to. Hot tub was more of a cold tub, pool was never clean (soda bottles, flowers, leavesfloating in it every time I went to use it I had to clean it out myself you would think youd get more for your money when you spend 130$ a night

The staff was great and they offered anything you might need like beach towels, chairs, bikes even sold beer. The rooms were nice but could use a paint but overall I would go back. The beach across the street is small but not very busy. The hotel is in walking distance or a short drive from several places to eat.

Its close to the airport. Right across from the beach. I didnt like the fact that our room wasnt fully stocked with enough towels and the water went out for about 8 hours which wasnt that big of a deal. For what it is, its a gem of a hotel. Its centrally located so anywhere you go in San Juan is going to be a short ride away. The rooftop view is amazing and we enjoyed breakfast there each day. They have a continental breakfast that provided just what we needed. We enjoyed our stay and look forward to returning again one day. Minus one star for no functioning jacuzzi, if it warmed up then we would have enjoyed more time on the rooftop terrace with the beautiful view of the water and enjoyed listening to the waves crash.

Charming place that needs work. I liked the several covered areas where you can read or sip coffee or rum, in particular, the rooftop one with ocean view. The ocean is across the street, a nice place to walk of jog. They sell Madalla beer ($3 for a canand wine at the reception. The rooms seem to have been added in time, there is no structure, but thats part of the charm, its not a typical hotel.Now, why do I say it needs work. There are some signs the place was damaged by the 2017 hurricane, though things were fixed. However, in our room (#11, I believewater was sipping through the (groutedspaces between floor tiles, so we had to deal with a puddle. There were some paint chips left on the hairdryer holder. The bathroom is small, the sink is in your face when sitting on the toilet. Still, other guests to whom we talked did not have these problems and seemed happy, so maybe we were just unlucky.Would I go again? Yes, but I would try to get the room on the second floor, by the rooftop terrace.

We arrived around 12 am. We were greeted by jennifer who was amazing. She got us checked in super quick gave is a quick tour shower us our room and ordered us food from a very nice delivery restaurant. The room and bathroom are small but I didnt come here for the hotel room. On my next trip out here as long as Jennifer is working here still I will be returning

Our room does look like the pictures at all. He outlets didnt work. The pool was disgusting. The staff was rude and didnt want to help. We stayed for one night and changed hotels the next day. On the bright side the view was nice but you have to walk a ways to get to the section of the beach to be safe. I wouldnt stay here unless everything else in ocean park is full. You dont get what you pay for.

Tres Palmas is awesome! Very clean and the staff is fantastic. Especially Jennifer who went above and beyond for us during our stay. She knows a lot about the island and was very enthusiastic and welcoming.Also, though it says free parking, be advised that its just street parking (Very safe considering the police station is only a few minutes away). But if you go at a busy time, parking COULD be problematic.All in all, we loved Tres Palmas and would happily stay again.

Glorious location, literally across a (tinystreet from a beautiful beach, complete with white sand, blue water and palm trees. The hotel is basically a hostel, though, with barely functioning plumbing, unpredictable AC and a skimpy breakfast. The staff are friendly and the rooms are clean - but you are paying for that incredible setting (and the wonderful grounds, including hammocks, fountains and hummingbirds.Keep your expectations low on the room amenities- and just enjoy that soft breeze and the perfect location.

Very pleased with our choice to stay at Tres Palmas. Definitely not an extravagant hotel but has a cozy tropical feel. Loved the rooftop hottub and it is literally across the street from a (rocky and unswimmablebeach. To go to a swimmable beach you only need to walk about a block! However, we had the closest room to the entrance and were woken up by groups going to get the early breakfast, cars bumping music driving by, and even by the front desk staff "buzzing" people in and out of the front gates. Not very quiet and beds could be softer. But wouldnt definitely recommend this place to anyone who isnt a fan of staying at best westerns or Hiltons!

The place is on the beach but the beach is very narrow in front of the Inn. The rooms are small but they are more than adequate. The employees were nice and helpful. They even offered for us to use their kitchen. I would go again.

The place is beautiful. Its quite literally 12 steps from the beach and you can rent chairs and towels for free. You can also rent kayaks and wind surfers for $25 for the day. Check in is 3:00 which was a little late. We also waited several hours to check in then our room wasnt finished and had to wait till 3:30. Thats the only minor complaint. Service was excellent and the breakfast was pretty good; its a pretty light breakfast. The rooms are very nice, with remote controlled a.c. and hd tvs with cable. Small little outside pool which was very nice. We were very satisfied overall, other than the late check in time!

Everything I expected and more!Tres Palmas Inn was everything that I expected and more. From the moment I arrived I felt like I was visiting family. The staff that works in this place is very service oriented, they are eager to serve and help you, it is the kind of place that you feel like you are in somebody’s home other than I am in a Hotel. The views of the ocean from the terrace upstairs are breathtaking and the hot tub was the icing on the cake. I will definitely go back someday!

Highly recommended!Stayed here in January with some friends before a Cruise, we had a total of 4 rooms, they were all different, some bigger than others. This place is fantastic, the grounds are beautiful with many areas where you can seat and enjoy with your friends, sorry guys for all the re-arranging of the furniture every night. The ocean is right in front so you can hear the sound of the crashing waves all the time. There are many restaurants walking distance from the Hotel and they are about 20 minutes’ walk at a slow pace. The rooftop Jacuzzi was a blessing after a full day of hiking. The staff are courteous and professional, they will book your taxis, tours and even order food for you. The hotel is out of the tourist area in one of the oldest residential areas of San Juan so you will need to take a Bus or a taxi to go to Old San Juan, but can walk to Condado or Isla Verde. Highly recommended!

Short distance to from the airport which was great! Service was very nice but the rooms werent what I expected. The tiles were somewhat dirty and the water was freezing in the morning when showering. Breakfast was simple. My husband is a firefighter and was disappointed by the fact that there was no fire alarms in the rooms. Overall it was okay since we only needed it to sleep one night.

Quaint and peaceful. Not much for amenities but right on point for price. Quiet setting on the outskirts of town so if you want to be in the action, this is not for you. They have water sports rental including a snorkel gear and paddle boards. Several bikes are available first come first serve. There is a small adorable pool in the corner not great for swimming but nice just to cool off. A wonderful rooftop patio with a view of the three palms and a soothing hot tub overlooking the ocean.

Will definitely stay again! If you are looking for 5 star luxury, this is not it. However, if you are looking for 5 star comfort in a very quaint setting that accommodates you in every way they can, then this IS IT! Clean and comfortable. Stuffs dated, but this is not brand new lodging. I think its perfect for San Juan Island living! Felt very much like a bed and breakfast in a little village. Loved IT!
