Great location, incredible hostess, comfortable and accommodating room. Can’t wait to come back to Brighton and stay here again.

Lovely hotel right in the heart of town, Sue is a great hostess and telly does a mean breakfast ! We’d recommend this hotel to anyone …they’ve really put a lot of work into this and it tells.Our bedroom had dark decor which we loved …but there are lighter alternatives lol!

Sue and Telly are very friendly and accomodating. They did me a great favour letting me use some of their equipment! All the best.

Absolutely fabulous place to stay just a few steps from the seafront. Such a warm welcome and the rooms are beautiful. Breakfast is also fantastic 🙂

Wow what a place! Fantastic location, seaviews and just a short walk to some amazing restaurants and bars! the inside of the hotel is decorated with a art deco feel and to a high standard making the experience feel very luxurious,the beautiful bedroom with comfortable bed, chairs and quirky vintage features was amazing... spotless bathroom with quality products, the music on the iPad was a lovely touch in the room, full english breakfast was the best we have had! Amazing host and so welcoming. We will definitely be back and look forward to staying here again. Kate and Olly

An amazing place and a great owners!! it was the first time we were in Brighton and the place we had a reservation was a fake advert. Suzzie was really helpful trying to call for us and trying to make us feel better. She offered us a room qith no precious reservation and she gave us a really warm welcome. the beds are comfortable and in a great location. She also prepared for us a big breakfast. What a gem of a place!! Have stayed in several hotels and B&Bs in Brighton but none have come close to the warm welcome and comfort offered by The Twenty One. Spotlessly clean, comfortable beds and modern shower all well maintained. Fantastic breakfast as well (cater for all persuasions). Owners greeted us at the door and nothing was too much for them. Although just booked in for one night we left so refreshed. Definitely be back and soon!

I don’t usually write reviews, but feel this b&b deserves one! We stayed here the night before last as we were going to a gig at Concorde 2, and the location was perfect. We were met with a very warm and friendly welcome from the owner, and shown up to our room. We stayed in room 3, which was beautifully decorated, and very nice and clean. The bed was very comfy, and I found it quieter than any hotel I’ve stayed in. Breakfast was delicious, and the owner went above and beyond to provide a range of gluten free options for me, including crumpets and bread, and the sausages are gluten free as well. Overall we had a wonderful experience staying here, and we will definitely be back. It was great value for money, and we would highly recommend for anyone who wants a lovely, friendly, and peaceful place to stay, in a great location.

This is a wonderful B&B located in a very convenient place for all Brighton’s attractions. It is spotlessly clean, nicely appointed and has welcoming owners Susie and Tel.We had the veggie breakfast both mornings and these are cooked in the open kitchen adjacent to the dining room. I would highly recommend a stay, we will return.

Smart boutique styled accomodation at a great price the staff were very friendly and welcoming and the room comfy and quiet, the front is a stones throw from the hotel and on street parking is just around the corner at around a fiver for 2 to 4 hours.

Amazing little find. Beautifully decorated, very very clean, hospitable and friendly hosts, FAB breakfast. Close to the sea and short walk to town. Will definitely return.

Great place. Excellent friendly owners. 1st rate decor. One minute walk to the beach. Close to restaurants, sea life, royal pavilion, lanes, North lanes, marina 5 minutes drive. In summer catch Volks railway to the marina.The Marina has a cinema, indoor bowling, lots of restaurants cafes and you can catch a boat to go and fish in the summer days.From Newhaven you can also catch a boat that takes you straight to France.

We loved our visit here... missing it already. Suzie and Telly are lovely hosts. Very special B&B.

This is my 3rd time staying with sue and Telly and its always been great the cleanising the company and the way your treated and most off all the breakfast.We will be returning in November its a place to chill and relax.Great staff and great host, what more could you ask for I live Beeing in there company.Five star XXXXX.

Best hospitality we can never asked for. Host were very friendly and willing to put effort in making us feel welcome and comfort is guaranteed. 5 of us took three rooms and all were professionally maintained, clean, and super cosy. Breakfast was fantastic, not just homemade but rich in varieties, salivary potion and tasty. Not to mentioned their fresh Cheddar and good coffee. We also celebrated my friends birthday here with a homemade cake prepared by the host. It was beyond 5stars definitely, highly recommended!

Spent a fantastic weekend here with our friends, the hotel is in a great location just a short stroll from the sea front, bars and town.The owners Suzie and Tel are so lovely and make you feel very welcome, and Tel does a fantastic breakfast.Our hotel room was lovely and clean with a huge super king size bed, which was very comfy.A big bonus with the hotel is private parking in a garage just around the corner from the hotel, but be quick to secure as this gets booked up quickly.We shall definitely be returning.Thank you Suzie and Tel for making our weekend one we shall remember.All the bestSandie & Bill

Brilliant B&B, owners really friendly, rooms lovely and very clean. Cake and iPads in the rooms is a nice touch.

Third time staying here, great hosts and fantastic room and location. The tea tray in the room is the best of any hotel or b&b Ive ever stayed in. Would highly recommend it.One thing to be careful of is the parking around Brighton. Traffic wardens are frequent and its very easy to get ticket by parking in the wrong locations not clearly marked.

The best B&B guesthouse - Matt & Andy are the hosts with the most and keep a beautiful home. Always looked after and welcome. Missing them already!
