Very clean breakfasts 10/10 Christine and John were very friendly and helpful

Stayed here 10/9/22 in a touring caravan. site is lovely has everything you need toilet facilities very clean and has little extras like moisturiser etc to use for free. John the owner is such a lovely bloke very helpful. nice friendly people. Lovely welcoming little pub on site with reasonably priced drinks and a great atmosphere. Loved the karaoke. Breakfast was great value and delicious. I loved this place that much I rebooked for next weekend. Would highly recommend.

Really enjoyed our seven night stay, wonderful hosts, clean facilities and a lovely bar with a pool table.

The property is spotless very comfortable and quiet in a good location for visiting the local area.We were attending our daughters wedding locally and had been let down by the evening caterers and so we had to step in a cook pasta and meatballs for 60 guests! Christine came to our rescue without being asked by lending us large catering pans and even offered to cook the pasta for us! We were having taxi problems too and John even offered to take us to the venue. What lovely people who go above and beyond which is very rare these days. We cant thank them enough and if we ever visit the area again we will definitely be booking Swan House.

Very clean room. Well equipped for all your needs. Plenty of additional items not usually included. Room had been heated for our welcome. Location was great for a stop en route as was on the main road, but there was no traffic noise at all. The window faced open fields and the hills. Lovely view. Only a short drive from Northallerton.

Terrific place. Lodging was super comfortable and had all the things one needs. The staff was friendly and the whole place had an atmosphere of your neighborhood pub with all the people you’ve known and lived for years, even though you’ve only just met them. Well done.

I booked this place in November for my husbands birthday and the owners were very welcoming & polite. They couldnt do enough for us. They even offered to give us a lift to the nearest town to one of the pubs as they were going there themselves. They do have a bar on the site but they only serve snacks & breakfast so also suggested a rather good pub only 2 mins up the Rd in the next village as an alternative which has we did instead. The food there was excellent I have to say. Swan House itself..... the room was pristine and spacious. The bed was very comfortable and we had a wonderful nights sleep. The breakfast was excellent & we thoroughly enjoyed our stay. Well worth the price. I thoroughly recommend this place & we will DEFINITELY be returning back again.

We have just come back from here and carnt wait to go back john and christine are lovely people made us all very welcome had a brill night in the pub everyone one was so friendly spotless clean we stayed in our motorhome on the site would recommend the place will be going back

Great place to stay and ideal location to explore the surrounding area . Staff very friendly and a fantastic breakfast. Well worth a visit.

We came to stay for a couple of days and spent the week. The rooms, the site, the toilets, and the club house are all exceptionally nice in themselves, but the owners are so very welcoming and helpful which makes the place outstanding. The view of the hills is brilliant and its a great base for exploring the area, full of quaint villages, hiking trails and lots of things to do. You will need transport, and it is close to the A19 but its well worth a stay. In fact is was so good, my wife and I are going again next month.

Really friendly owners, great room and a brilliant breakfast. Couldnt ask for more. My wife and myself really enjoyed our stay. Excellent, hope to revisit before too long.

Only gets 4 as close to road which doesnt bother us at all but might other people we are used to some noise as live near railway line lovely couple who run Swan House very friendly lovely countryside in neighbouring ares

John and Christine were lovely hosts, very friendly fellow campers which we got to know in the on-site bar, facilities were very clean, well maintained grounds and great location as a base for exploring the beautiful market towns of Northallerton and Thirsk, a trip to Sutton Bank to visit the Yorkshire Gliding Club is well worth a visit.

Very good hospitality front John and Christine very friendly you wont find a better site.

Made so welcome here by the hosts, lovely clean site close to the A19 however hardly noticed the road once used to it , there is a bar too

Our first visit and we were treated as old friends. Pitch was flat with grass awning space. Facilities clean and tidy with most of the seasonal caravans using their own facilities. Club house was a very lively environment where the hosts could show off their entertainment skills. Cooked breakfast for B&B looked awesome. For walkers beware as not many footpaths. Will be back ASAP.

Just been for one night, shower Bloc toilets open all night if you need to go to the toilet during the night, little pub on site reasonable prices . the only thing I can say negative about the place ,is there used to be a couple of swings for the kiddies , theres nothing now , so the kids were quite bored . otherwise just off the A19 , cant miss it £25 a tent I will be returning , good for adults but not for kids

Lovely well kept caravan park, freindly helpful owners immaculate toilet block and a freindly pub on site, theres also a static caravan and beautiful little chalets to rent. Just off the A19 about 10 miles from Northallerton.

Very warm welcome and continued kindness throughout our stay, beautiful location, very clean and lovely generous breakfast.

Great place to stay. Easy access to A19 and received a wonderfully friendly welcome. Would thoroughly recommend.

We stayed in one of the chalets and it was immaculate. Comfortable, warm and homely. The night we stayed was VERY wet and windy so there was a bit of wind howling but considering how close to the A19 we were it was very quiet, no road noise. We had breakfast in the morning and it was very good. Full range of cereal, fruit, yoghurt, croissants and full cooked English and toast. Would definitely recommend to anyone, especially walkers.

Easily accessible just off A19 (can be heard but not enough to keep you up at nightOwners very welcoming and informative. Shower and toilet block modern and immaculately clean, small play ground for kids but plenty of open space and good space between vans. Site is also b&b and as such has a well stocked onsite pub/bar. We stayed at Swan House on the third night of our W2W coast to coast cycle ride - the B&B is right on the route by the A19. The owners were friendly and found us secure storage for our bikes. Two of us shared a large twin room which was of a high standard. The following days breakfast was very good and served at the time of our choice.With 24 hours notice, Swan House will do an evening meal but we though we would walk to the local pub. The nearest pub is quite a long way however and as we didnt fancy getting back on our bikes we tried and failed to book a local taxi. Finally we resorted to takeaway pizza which we ate in the bar/dining area.So apart from the remoteness this B&B is excellent and highly recommended.

Great B and B with high class chalets on ground level. Always clean and tidy and very hospitable owners.There is also a caravan and camping site here with EHUs. The toilet and shower facilities are fantastic as is a lounge and bar in the evening to relax in.There are fantastic views of the North Yorkshire countryside.The owners John and Christine are more than welcoming and both the B and B business and caravan and tenting field are a credit to them
