Acomadation of 10 people comfortably. Everything you need in a kitchen. Beautiful sunset view. Very quiet.

Invited a large party here and everything was amazing. Excellent location with many nearby bars and eateries. You will find it easy to relax here as the outdoor amenities supplied (chairs, pools, hot tubs, etc.allow you to enjoy the perfect view of the ocean that you get during your stay. The ocean is not even 10 feet away from the property and you can easily access the water via stairs. I’d definitely recommend this place and I would love to come back!

I was not informed of a 125 dollars fee for cleaning for one nightAn apartment with two bedrooms and one bath amounted to over 600 dollars for one night. Overpriced. I regret it.

Cant beat the ocean views. The unit we had felt dated. Towles were old, and faded. Place just felt TIRED... I dont think it was worth the money charged...

I want to be fair with this post. The place was clean but the villa needs some repair and it’s a little dated. The staff working at Villas are responsive and very helpful. Would I come here again maybe. The view is spectacular and Rincon is just a beautiful town.

Villa Grande3 stars - The location steals these 3 stars. Damn! Its an awesome place to stay at!! Never imagined they could build something this close to the ocean.1 star - For the amazing balconies, views and the superbly placed and well functioning jacuzzi.Minus 1 for the old kitchen equipment and some interior walls which need repairs.All in all. I would recommend it to a friend and would return back.

We stayed at the Villas for 5 days for our 20th anniversary in March 2022. The stay was excellant!!! The Villa was nicely furnished, very clean, quiet and has the most beautiful views of the ocean day and night. Beach access is right down the stairs. We were extremely pleased with our stay and will definately return and highly recommend this Villa.

Where to start?Pros. Just one..The view.. susnsets here are breahtaking.Cons. Pricey place, too expensive for what it is.Lication- bad neighborhood is scary and parking is worst.Villa, too old. If I could post screenshots here I would be able to show you, Jose Luis, not responding after sharing of the death in my family and reaching out, then to airbnb then back to you to finally have you, with no answer, just decline our request to communicate. Which means you took exactly $2217.47 from a grieving family because you are crooked, no wonder it doesn’t bother you to just lie as you did in response to our original post 3 hours ago, you literally asked me to call you tomorrow when I posted this on Facebook - tonight, then lied here.Original review ( to which Jose lied in response, saying he has never heard of me ): No human empathy. Crooked business practices. My family and I thought the place looked great, we were willing to work with Jose to apply our down payment to another trip, or receive a refund as a member of our party, a dear family member, died within a 1 week of booking, we have given notice of this over 1 month before our date of arrival. Even with this much notice Jose still charged us $2,217.47 and wouldn’t respond. Bad business, please don’t support people like this.

Awesome place for a getaway. We have a bday party weekend all 25 of us .. Every room had different options from one bedroom to five.. hot tubs and a pool on the roof. And the stuff are friendly. Parking spots are a plus. Best bang for your buck.

Almost broke my leg after I tripped down the slippery stairs. There is no non-slip strips or mat anywhere in the property and its gnarly to walk even if it doesnt rain. Its pure danger zone, watch out! Also a few of the jacuzzis near our villa werent working and they will charge you extra if you "overuse" the AC -- only its too hot not to use it. Moreover the hammoc was broken and the laundry room dirty, with tons of dust and rust. Anyways, the view is epic but besides that the property is overpriced and overrated. Not happy, would not recommend.

We had a family reunion that was amazing as we got together for the first time. Our reservations at Sunset Paradise in Rincon, PR were completely disappointing. Our family reserved 4 villas and spent close to $10,000 for six days. One bathroom had a leak coming from the ceiling. Another shower jet was not working. Air conditioning was not working in one room for two days. Microwave was rusted, extension cord used to power other electrical items placed in a spot where one can fall, rubber around freezer was coming undone each time we opened the freezer. Everything was dated and/or in terrible condition. We requested van service prior to our trip to transport family around the island and we were assured we can make reservations to have van service but no one was available to provide information after our arrival. We were given a number and our call was never returned. Very very disappointed with villas, lack of response. So many other things were wrong but too lengthy to include all. Definitely not a place our family would visit again.

Being truly oceanfront can make up for a lot, but the cost of these villas in comparison to the condition was difficult to overcome. Extensive water damage was apparent throughout several of the villas and the quality of the towels, bedding, kitchen supplies etc. left much to be desired. The photos featured on the website were clearly either taken several years ago or from angles which hid the damage. Our vacation was wonderful because of the people that were there and we all certainly enjoyed the beach and the pool deck but the accommodations did nothing to enhance our experience.

We liked it. Parking caused no end of issues for us. We abided by the parking rules for the villa and had to notify neighbors, who had 5 cars, parking in our spot and clogging the street, so that housekeeping had to park in our spot too. Instructions for housekeeping and towel swap were less than informative. Someone could look into that. The spot was nice, have to say first time staying on the beachfront, we had crabs coming into our villa. We normally stay a bit further down the beach when we vacation there but we needed something a bit larger for our family vacation of 6, never have been bothered by them before. Location is central and convenient.

Beautiful views, large rooms, very clean and really an Outstanding place to stay. 25 minutes from Mayaguez Mall and Sams club. Will have to come back!

Just returned from a week in villa 3 upper and lower. Our stay was fantastic! We swam right behind the villa and enjoyed the beautiful sunsets from the spacious balcony. Jose, Carlos, Grizel and staff took care of all our needs, they couldnt have been nicer or more helpful. Beds were super comfortable and the villas were perfect for a large group.

Feb 2021 4-stars: The owners seem to have become very hands-off and have let the place slide a bit. The new manager is a bit difficult to communicate with. The hot tub didnt work for our entire stay (one of the main reasons for our return this year), and maintenance tried to help, but it really needs to be properly repaired or replaced. The palm trees and other plants at the property are brown and dying from what appears to be an insect infestation.Feb 2020 5-stars: Super fun! The location is great - steps right to the ocean. Grizel is awesome and we had a fantastic time partying and hanging out in Rincon.

Was my 2nd time here at the Villas. Absolutely beautiful property with amazing views and amenities. Fantastic location, just off the main road and away from the hustle and bustle, yet only a short ride to downtown Rincón.

We stayed at Villa 3 Upper, this place is a dream come true. Everything went seamlessly from the reservation and payment process with Jose Luis, through all the stay. The check-in was super easy. The communication was spotless, Grizel answered all of our messages in a matter of minutes in a very warm and professional way. The villa and the common areas are extremely well maintained, it shows that they really take great care of the property.The villa itself was pleasantly comfortable with enough space to accommodate our family of 10 in a way that everyone enjoyed the group experience, but had space to be apart when needed.The infinity pool on the rooftop and the jacuzzi provide great relaxation.The views are to die for, and Im Puerto Rican, so Im used to great beaches and pretty views, but this was something else.You only have to pack your swimsuits and the food you are going to cook, the villa has everything else you will need. The beds are very comfortable and the air conditioning works well. The place is located in a usual Puerto Rican neighborhood and it was very tranquil, no music blaring or insidious noises.We will be back to Sunset Paradise Villas, I think this is our new paradise vacation.

We stayed at the villa 1 lower. Everything was very clean and the villa is fully equipped to make your stay relax and effortless. The ocean view is beyond incredible and we enjoyed the shared facilities. The rooftop pool with infinity view was a great area to relax. Staff where available and where very friendly and helpful. They provided with three kayaks and we had a lot of fun in the ocean. We will definitely come back.

Excellent Service , Rooms very clean , nice view, close to everything , Grizel 5 Stars service ,always texting messages if any issue , the only issue is they need Generators in the Villas , the electricity went off, We were without electricity for more than 12 hours due to Power Outage problems in Rincon area.Other than that, !! I reserved this place on a recommendation from my co workers. We were a group of 10 which included adults and kids. It was about a 2 hour drive from San Juan but folks i hope you are ready for this review. First and foremost the pictures of the rooms and the villas DO NOT show what this place has to really offer. First i want to inform you that i got a chance to meet and greet a few of their employees. Mr Jose is the big boss on campus. He was very professional, very service oriented and a true gentleman on presentation, suggestions and his hospitality. Grizel was the wonderful lady who made sure that everything that was needed in our stay was taken care off. Also very professional and very true to her job. Both Of these deserve some sort of a recognition from the owners. FIVE STAR SERVICE ALL THE WAY. Now regarding the villas. This place was home away from home. The Upper 3 villa had 5 rooms 4 bathrooms a full kitchen and a door which led to the pool. Our front porch was large enough where you could actually have a small family wedding. But the view from here is what takes your breath away. If you stand on the porch you can only see the Atlantic Ocean at your feet. The sunsets were BREATHTAKING. And i must say the only music to my ears were the waves hitting the rocks beneath my feet. Also the rooms that have the ocean also have a small balcony with the same view. All i will say is this. I am looking into booking for next month already because it left me speechless.

The place is amazing. One of the best views that I’ve seen. You have everything you need and Grizel is really nice and helpful. The place is spotless. Snorkel and swim from your balcony. I definitely recommend this place.

The perfect spot for a weekend getaway! I have stayed twice in this place and is simply amazing. Great ocean view, and excellent location (near by the most beautiful beaches of Rincón). Also, in the rooftop pool you will get the perfect tan. I’m staying again this weekend to celebrate my birthday and I know that this place will make it memorable.

I got married here a few weeks ago! We rented out all the Villas and I was very impressed. Anytime we had any concerns they were taken care of right away. The property is well maintained and safe. You literally cant get any closer to the beach and the ocean was hot tub water warm! There are also many good food places nearby if you dont take advantage of the full size kitchens. I hope to come back here with friends in the future!

Came here for our good friends wedding. The location is great with a lot of food and entertainment options within walking distance. The villa we stayed in was the lower level with the ocean as our backyard. Highly recommend!

I took my mother for her 70th birthday to Rincon and decided to stay at Sunset Paradise. I rented Villa 2 lower since it is wheelchair accessible. The house was very comfortable with the perfect amount of bedrooms. The back balcony was amazing. The view alone was a million bucks. The waves were really high so we couldnt spend too much time in the back balcony but you can still enjoy the view from the inside patio. The rooftop pool and jacuzzi is out of this world. You have to go through a long flight of steps (very thick and high stepsto get upstairs. My mother was a bit bummed since there was no way she could have gone up those stairs but my son and I were able to enjoy it.I wish I can give this a higher score more like a 4.5 and its only because I encountered a few problems. First the internet was extremely slow. For my mother and son to watch a movie on my laptop I had to turn on my mobile hotspot on my cell phone. Since my mother is sick she wanted to stay in a few times and watch a movie hence the reason we used my laptop because Roku was not working. I called Carlos and what a great person he is . He responded quickly, came to the house, spoke to us for a long time while he figured out the Roku and he gave us recommendations on what to do in town. He found the Roku was not working so he bought another one the next day but was not able to set it up. No big deal, my mother had other channels to watch. The next day I had to call Carlos again because the air conditioner wouldnt turn off so the house was very cold. Carlos came and noticed the remote needed fresh batteries, problem solved. Then I wondered why the refrigerator light was off and my milk and my mothers medications were warm. Turns out all appliances were disconnected from the socket. I had no idea we had to plug in the refrigerator when we first arrived. Im sure that wasnt in the handbook. I just assumed the refrigerator would be up and running if guests were expected that day.I also want to mention Gizel. I called her on 2 occasions and she responded instantly and resolved both of the questions I had. The owner truly has amazing staffs working for him. It is hard to find good employees now a days but Carlos and Gizel hit it out of the park. Will I stay here again? Absolutely. Ive already mentioned it to a few people.

We absolutely loved this place. It was very clean and had a great view. We were under the impression that there was a beach but apparently not during our stay. The price was great and they were super attentive to our needs. We have actually recommended the place to some friends going next month!

My husband and I just returned from a wonderful stay at Sunset Paradise Villas. We stayed in Upper Villa 1 and could not have been more pleased. The villa is spacious, has everything that you need, has been well taken care of and has a fabulous outdoor living area. The view from the outdoor living area, the infinity pool and the hot tubs are spectacular. Grisel and Carlos could not have been more helpful and friendly. The villa is located near to several attractions such as Domes Beach, downtown Rincon and its shops, and the lighthouse at Cabo Rojo. If you are looking for a true get-away without the busyness of an all-inclusive, this is the place to go.

There just couldnt be a more fitting name for this remarkable property! Our party of 10 stayed 9 wonderful nights in Villa 4 lower. This unit has quite the layout. With 3 generations consisting of 3 couples, a great grandmother, 1 teen and 2 toddlers we especially liked the fact that 2 of the bedrooms were located off the covered patio! We had our daughters wedding (a party of 20at the Villa, right on our patio and it was perfect. We arrived just 5 months after hurricane Maria, everything was in perfect condition and ready for us. Although we had no internet or TV during our stay, none of us even missed that, we spent all our time on the patio watching the sunsets, listening to the ocean waves... even seen the humpback whales! The Villa comes equipped with everything one needs for the BEST vacation! Bill, Joyce and their staff were all a pleasure to work with. From our booking details, being able to accommodate our desire to have the wedding on location, to updates of their post hurricane cleanup and repairs, to post vacation communications. There were 2 minor details we addressed that were promptly taken care of, exceeding our expectations! We have been vacationing in Rincon for 10 years and the area has always been safe, locals are friendly, simply the best place ever! We have recommended Sunset Paradise Villas every chance we had and are planning our next stay already, bringing new guests to introduce them to this gem!

We spent 7 perfect days at Sunset Paradise Villas in unit one lower. The 3 bedrooms were perfect for the 6 of us including 2 pre teens. The open plan living area had a roomy living room and large dining area and fully equipped clean, modern kitchen. The 3 bathrooms were ideal. The best of all was the large back terrace on the ocean where there is plenty of seating and a gas grill. Spent a lot of time watching the sea, the pelicans and the paddle boarders. The amenities were ideal with the rooftop pool that the girls loved and the hot tub. When we were there the complex was mostly filled but it was quiet and never was crowded. The service is wonderful. The on site manager, a Grizel, and Carlos, who is in charge of maintenance, were extremely friendly, helpful and immediately responsive. We only had to call or text and our requests were immediately filled. What a find! We’ve always loved Rincón and now we have an ocean front “home” to visit each year.

We just got home from an amazing 4 nights in Villa 1 lower.The location is not in a tourist area and is south of the center of Rincon. Besides the roosters, it was very quiet.The unit is located on the ocean, but we never saw a beach. The seas were very rough. The waves crashed on to the patio. I even woke up to a rainbow one morning.We never used the pool. There are many stairs to climb to get to it and they are steep.There is an amazing bakery/store close by.The unit was clean and had everything we needed. The only improvement I can suggest is better quality beach towels. They were thin and small.Check in and out was simple. The electronic lock was seamless. We did have difficulty understanding where to park, but it was late at night.We really only slept there. There was so much to do and we were always out. The patio is awesome, but didnt have time to enjoy it.We felt safe in the area. Only suggestion is to bring ear plugs to drown out the roosters. They roam free and have no concept of time.Would definitely recommend our villa. We were a group of 3 ladies celebrating our 50th! Just dont expect to walk out and sit on the beach. If there was a beach out front as listed, I would have given 5 stars.

Great place for families to get together and have relaxed fun. It may not be "perfect but it was wonderful for us and just what our very active family of 15 was looking for because we could SUP, kayak, snorkel, dive, and do sunset floats right in front of our condos while the old people watched from the deck. There is a small swimming pool for the old and young as well as a hot tub. (Hot tub temp was not always hot.The surfers only had to drive 10 minutes to catch some good waves. Some hot water issues in a few of the showers but addressed quickly and over all a lovely visit. Peggy Andrews and family

We stayed in Upper Villa 2 for 6 days around the holidays. It was a great spot. It had everything you needed, especially the view and sunsets. We enjoyed cooking dinner in some nights and having breakfast each morning on the balcony. Grizel and Carlos were helpful and friendly. Snorkeling and kayaking right off the villa was a favorite. The only regret we had was not renting a car (they ran out!). You could easily walk to a beach with a great pizza/chicken/bar spot for lunch. We also did not mind the walk to the grocery store or other restaurants. The villa provided the necessities for a great week-long stay! The only complaint we would have is the beds were hard and not comfy.Rincon was a wonderful area and we look forward to traveling there in the future!

We just returned from Rincon where we stayed for the second time in Villa 1 Upper and it was just as wonderful as we recall from six years ago.This residence is well-maintained, clean, and equipped with all you need for a relaxing vacation. It is hard to describe how beautiful the oceanfront terrace and patios are. In this unit they are truly expansive, wrapping around two full sides of the indoor space, and up a spiral staircase to the roof. At any time of day you can laze in the shade (which I seekas well as in the sun if you so choose and simply watch the pelicans and frigate birds fly by. There is a small outdoor dining table and chairs to linger over breakfast if you want; deep, comfy reading chairs, two cushioned lounges, a hammock, and a grill. And that’s just outside. Inside you’ll find several places to settle in with a book under multiple ceiling fans (plus A/C if the afternoon heat is too much). Furniture cushions and draperies had been recently refreshed, so it was as clean and inviting as before. We opened the terrace doors in the morning and just let the ocean breezes do their thing throughout the day. No bugs at all. Oh, and the sunsets … let the pictures speak for themselves.Everything can be great in a vacation rental until it isn’t. Sometimes it is how management responds to problems that can make or break an opinion of a place. Upon arrival there were two minor issues that required attention, so I texted Carlos, who does maintenance. He was there within minutes to fix the door lock and the remote for one of the A/C units. And Grizel, the on-site manager was lovely and answered all of my questions.Unsure if Rincon has recovered from the 2017 hurricanes, I was a little nervous about this trip. But things look great in this area. The folks I talked to around town were friendly and made us feel welcome. So I would encourage a trip to Puerto Rico and to Rincon specifically. And if you do go and want to stay right on the water, you should stay at Sunset Paradise Villas.

We couldnt have had a better time with our large family for a week in upper and lower Villas 3. The outdoor living spaces were comfortable and varied -- they allowed us to read, watch sunsets, find shade and shelter from rain showers, laugh over family stories, and play cards. The upstairs living room sofa was large enough to accommodate numerous young cousins side-by-side like birds on a wire.We cooked meals for the crew upstairs in a well-equipped kitchen and used the downstairs one primarily to keep reserve beer cold. The grill was clean and fuel was ample. The blender worked its magic on tropical fruit, rum, and ice.Snorkeling from the beach half a block down the street was great. Kids stayed in the water for hours between watching tropical fish and playing in surf. When anyone got cold, the hot tub warmed them. When surf was high, the pool was the cool spot to hang out.At all levels, from the lower patio to the rooftop pool, looking west to lovely and changing views from clouds to waves to boats to birds kept us happy for hours. And dreaming of another vacation there in good time.

Four of us (two couplesstayed for 5 nights in upper villa 2 during the holidays. This place does not nearly have enough reviews to do it justice, so I’m hoping that these photos help illustrate our stay, in addition to the reviews that have been added the past few weeks.When we first found this place, we were immediately sold based off the balcony spaces alone. We initially booked two years ago, prior to the hurricane, and the owners allowed us to rebook our stay to the following year. The space was perfect for four of us, and the villa was very well kept. Employees working onsite were welcoming, helpful, and extremely pleasant to communicate with (thank you, Grizel and Carlos!).There were multiple families staying in the other villas during our time there, all friendly and great to chat with while at the pool or in passing. While the property was fairly full at this time, there was still plenty of privacy.Some of the older reviews on this property have complaints around the beach, but it was perfect for us. If you go down to the other side of one of the villas you can enter the small beach space that is right out front. The water was beautiful, and the other in our party went snorkeling almost every day. Kayaks are available for use, which is a great alternative if you are not a fan of snorkeling.This is located about 10 mins south of the town of Rincon, so I do recommend renting a car far in advance. When we arrived in Aguadilla, the airport had backlog in their reservations so many people were out on a waitlist to receive a car later in the week. Not having a car put a damper on our original plans to adventure more, but we had no complaints lounging by beaches and staying local.Hopefully this lengthy review encourages others to write about their stay. An overall rating of 2.8 on this place is not accurate in my opinion. I would not hesitate to book this place in the future.

Just came back from an amazing week long get away with our 4 high school/college kids. We loved our villa experience in Rincon! Our villa was clean and well equipped with everything we needed. Loved being so close to the water and one of my favorite times daily was waking up and drinking my coffee to the sound of the waves crashing on the side of the building. A small but cute little beach is just a rock throw away and right next to that is a local little joint where cold drinks and some food is available. Was so fun mixing with the locals. On the other side of the villas is a local baseball diamond in which we enjoyed watching a couple of games! It was not noisy at all and you would never know it was going on while sitting on the porch of your villa. The outdoor space is my favorite of these villas with plenty of covered and uncovered decks, hammocks, outdoor showers and of course the pool and hot tub. The City of Rincon was beautiful and we hope we have the opportunity to come back again with more families!! Thank you Bill and Joyce for some amazing memories made with our kids!

Great place, awesome owners.These Villas are beautiful, comfortable, spacious and clean. The view is AMAZING. And the owners are wonderful to work with. Would stay every time I go to Rincón. Would DEFINITELY recommend. Had fun!

The pool looks beautiful in the pictures but it is only the size of a hot tub. There is not a useable beach on-site - you have to walk down the street if you are looking to have kids swim or play in the sand. Accommodations were fine, but if you have any issues the onsite staff are worthless. The internet would not work and we had to call daily to try to get it fixed. We couldnt sleep in one of our rooms because the air-conditioner was leaking onto our bed. The staff came back a few times, but said it had broken in the past and that they could not fix it during our stay. We had a few villas and the main one had a major crack in the countertop. We called because we were worried about the liability as well as the safety hazard it posed. It already had been braced underneath with wood, so was clearly an issue they were already aware of. After our return home, the staff claimed to the management that we broke the countertop. Also important - if you plan on using their grills, make sure they are cleaned first (apparently they dont do this after guests leaveand that they have full propane tanks. Initially we didnt have any propane, so we switched out the propane tank from another one of our villas. Then when we lit the grill, it caught fire because it had not been cleaned. The management would not return our deposit because the staff claimed we left extensive damage. We have asked for reports (lists of the damaged itemsbecause we were shocked by their claims of extensive damage, but they will not return calls or respond to our request - an absolute Sham. We travel frequently. We Always take good care of the locations we stay in - cleaning before we leave the houses we rent and we have Never had any issues. Horrible service!!!!! We will go back to the island, but will find other accommodations with honest staff and owners!
