For a place Ive seen weekly, it has definitely come a long way from how the park used to be. Its cleaned up quiet a bit since the storm.

Other than the fact its a massive park, it is a decent and well managed place to live. Swimming pool really was a selling point for me.

Very high lot fees but a decent community. Very strict on keeping up on maintenance which is a good thing. They should make more strict rules in regards to speed limits. Alot of kids live in the park and people are always flying by
MoreNice and quite after the storm. Its being cleaned up slowly but no slower then any other tp Ive seen in the same area. Lots of traffic so keep an eye on the little kids that may be riding bikes. You may see me riding with my kid too.

Oh, where do I begin. I lived here for 4 years. Im pretty sure management changed in the time I lived there, which was a good thing. But almost the entire 4 years, there were things that happened that genuinely never should have happened. This is a long one, folks. Strap in.The neighbors: Genuinely never had a huge issue with the neighbors in general. Packages were delivered and never stolen. Things left outside that never got taken. There were cats EVERYWHERE (this comes into play more later). The only ones we had an issue with were the ones right next to us. They would having music pounding so loud it shook my house. They would set their card table up literally up against my house and make all kinds of noises. Told management about them after getting sick of my kid being scared by the trailer shaking and the next morning wake up to perfect slashes in two tires.The park itself: Well kept for a trailer park. The rent increased every single year in October (more on that laterbut nothing service-wise ever increased. It went from 252.50 when I moved in to 352.50 in 4 years and the only thing that changed was they stopped having a guy with a trailer pick up the trash and hired a trash service. This happened the week before I moved out. We had to cut our yards once a week or they would charge $50. We were not allowed to put loose trash in the trash cans (that we had to provide ourselvesbecause, like I said, the trash service was two guys driving a truck, pulling a trailer that would take the bags out of the trash can. Most times they left at least one bag at the bottom they were too lazy to reach in and grab. Also, dont put your trash can too close to your steps before those cats I mentioned plus the million raccoons will open your trash can and rip your bags to shreds.Regulations: They put new regulations out every few months. Each time, we were threatened with eviction if we did not comply. The things we were asked to do included painting the outside of the trailer, painting or cool sealing the roof, taking down any broken blinds, even if only one piece was broken, removing any foil from the windows even in the hottest months, replacing any broken or mismatched skirting, and ensuring there was no trash in our yards. Those may seem reasonable but keep in mind, this is a trailer park, not a subdivision in south Lake Charles. People live here because its (relativelyinexpensive. The last one with the trash is difficult because of the cats and raccoons and the people that would throw beer bottles in my yard because I asked them to stop being so loud.Communication: They would communicate with residents not via the offered text message service, not via letters in our mailbox. But they would take letters, sometimes handwritten notes, to our front doors. Sometimes they would just jam it in the door knocker. If it got lost, oh well, not their fault. Its windy that day? Doesnt matter. In fact, they would communicate rent increases this way as well. In August of 2017, I paid my lot rent up for several months. Apparently, in October they increased the lot rent by $15 a month and posted a notice on our doors. I never got this notice. In February of 2018, I got a notice on my door stating I was $75 behind on my lot rent. I called and the office manager explained it was the difference in the rent increase since October. I explained I never got a note about the rent increase. She said they put them out and that wasnt her problem, I had 3 days to pay the $75 or I would be evicted. I asked if she thought it was strange that I always pay my lot rent on time every month and then somehow was short and asked why it took them 6 months to notify me. She said I was an adult and she cant keep up with everyone in the park even though that is literally her job. But ok. Again, the month before I moved out, they began sending letters via USPS to our mailbox.Dont live here. You will not enjoy it. I promise.

Huge trailer park...lots of kids running around cutting through other peoples yards... Could have been more clean...lots of junk in peoples yards and grass wasnt well kept...small lot size...overall... not even close to the worst Ive seen... If I could deal with the lot size in a trailer park I would consider living there...

Holes everywhere can’t drive right because all these bumps !!!!! Can’t have nothing outside cause already complaining! The hall is nasty , bathroom gross!! The two lady’s in the office rude ! Can’t have visitors because people complain so over the holidays I didn’t have any visitors nor family over cause they come and put a note on the door ! Why not on everybody door ! and you see all these people partying in there home loud music and stuff trash everywhere! Like this place is nice but it’s really not ! I have more to say but if you moved here you will see yourself ! And all these CATS AROUND HERE THAT NEEDA GO !! We put trash out and the cats come n rips All the bags like really they needa do something

I have lived here for 4 yrs. The office management does a fantastic job dealing with all walks of life. It is a safe place to live. All of us watch out for our neighbors as well as the park. Wouldnt want to live anywhere else.

MoreI left my review already about a mth ago but I just now realized that I accidentally gave them 3 stars by mistake. I only meant 2 actually give them 1 star, only b/c the #0 is not optional. The staff is beyond unprofessional. Thats more like giving them a compliment that they would never earn nor deserve; w/the only exception being that they will all be entirely replaced & soon than later God willing.
MoreThis is the place you can call home..its so nice..and clean..always go ride thru any mobile home park, after 5p.m.If kids are all over the streets,and its getting dark,are is dark already..well thats not where u would Wana live..this place dont allow that..
MoreIts nice, clean, quiet, & peaceful with a pool on site for all residents & their guests to enjoy. The only downside is that they turn the urine colored water thats not even safe nor clean enough to even brush ones teeth with off sporadically w/out any forewarning to any of the residents who live there for hours on end for no explicable reason. They frequently cut off the Godforsaken water that runs throughout the entire property w/out any concern for the ppl who pay far too much to live there - $310 per mth is the minimum.

MoreLeslie and her staff have taken care of me in every aspect of the word. They are always willing to help if there is an issue. The property is nice and has great amenities such as a pool, and a full court basketball court. The lot rent is a bit high but they do not put upWith drama or any trouble in the neighborhood. I find that its a great family oriented neighborhood and even a great place for college kids.
MoreStaff is very unprofessional! Constantly losing your rent money and threatening to evict you because they cant seem to do their jobs correctly. The properties that they are in charge of is very unorganized and unclean but they seem to find a way to harass you about your trash blowing over and other simple things.

MoreNot a very good trailer park to live. When we first brought our new trailer there we was supposed to get $1,000 back but the trailer park found something wrong and we got nothing. They over charge on late fees. Were in the process of trying to move our trailer to a different mobile home community and they dont like the people that we chose to move our trailer and wont allow them into the park. I will definitely not recommend this trailer park to anyone.
