This place is better than the deluxe but the walls are so paper thin it was hard to get some sleep. And staff was idiots (there arent there any morebut ya get what ya paid for.

The room was filthy, bedding had burn holes in them, cockroaches, huge mouse problem. Was told when first came in that couldnt use the microwave if anything else was running as it would pop the main breaker, the headboard above the bed fell off the wall while we were sleeping. We should sue them for damages to our psyche after staying here. This place from what I can tell should be bulldozed. Not being used by the owners to make 70 dollars a night. Definitely reporting this place to the BBBoh and there is no wifi. It shows up when you try to logon but we were not able to connect and even called the office to make sure we had the right password. Hot water is very hard to get and I just ended up taking a ton of cold showers. I would recommend this place to my enemies but certainly not my friends

This place should be torn down. It os a blight on Sioux Falls.

Cant sày much as we just checked in but wasnt impressed with the dead cockroach on the bathroom floor. Will possibly rate it differently later

Room was nice and fairly clean, didnt have any issues while staying there. Staff was very friendly and accommodating for last minute booking and was very helpful in getting me clean sheets and towels. Great value for price.

I always enjoy my stay here! The staff is courteous and friendly... The lodging is comfortable and sufficient .. and available amenities appreciated... I especially love the fact that dining, convenience shopping and entertainment of many colors can all be had within walking distance of the hotel!!I will definitely stay here again, and I would absolutely recommend it to anyone looking for a night or two of lodging...

The reviews are wrong cause this place is awesome. And Brandy at the front desk is a sweetheart. This hotel is reasonable priced the beds are nice and the rooms are clean all in all this is a good place to stay and its very quiet

The new management at this property is really getting it to be a better place.

Love shopping at Franklin food market. People are great there , love the meat department will . Will only shop there for my meat.

I had called numerous times for 3 Property Managers for an apartment Didnt get a call back or an answer so I ended up getting a monthly room here at Nites Inn.

Stay Away! I was SCAMMED $25 deposit.I stayed for 2 weeks and when I checked out I was advised the $25 would be put back.on my card.After 2 weeks of getting the run around I went up there. The lady called her manager, Danielle and said after 24 hrs there is no credit. WhAT! So the clerk failed.to do her job and you scammed $25Unethical. I will be filling a complaint with Attorney General.

Fair rates and quiet conditions for a peaceful retreat

The rooms are dirty and run down. Had no drain plug for the bath tub. $65 Dollars for rdd a few hours is outrageous considering the lack of amenities and passed out drunks that litter the place.Accidentally locked my key in my room and had to sit outside for hours waiting to be let back in.Stay somewhere else!

Not in the best neighborhood but is a good place to stay for people who dont have much money

Just checked out. After staying in this hole in the wall I would recommend you run in the other direction before spending a dime here. The a/c heater unit if full of mold, mildew, and mice droppings. The front office is sketchy. My rent started out at $265 a week, jumped to $370 for 1 week and back down to $300 the next week. Had to pay a $25 deposit that was told we would get back as soon as we turned the key back in. When I turned it in just now the lady at the front office told me there is not a refundable deposit. This place is a hazard and really needs to be shut down.

Cottages around the main building are well done minus the showers! I got the room for $65 a night & am pleased. Not perfect but good for the money when you compare it with others.

If you need a extended stay place and dont mind average then your probably ok here. It seems like they are trying to some work on the property now and again but the crowd it attracts usually would make me keep on driving or at least lock my doors at all times and have a buddy system. Dont go alone, not a lot of security here and a bit dim for my family but there is much worse places in town for sure! They do or did have rooms with kitchens and stove type appliances for longer stays so that is a plus

This was the worst motel I’ve ever stayed at. The front desk woman clearly didn’t give a damn about anyone, made me chase the cleaning lady down just to get my room key. Took an hour to get her to answer the phone and give the WiFi password, and she didn’t even bother to tell me it was down until I tried and had to call back. Sketchy area, sketchy loud people coming and going all night.

Not very clean or homie cause of the noise around there n the staff dont do nothing about it

The Mgr girl is super nice and tries real hard but the room and bed were aweful. No coffee till after 9am.And alot of shady characters around

I went to visit a friend it didnt seem like a safe place

I would never rent from this place! There is either human trafficking or drug trafficking going on at this hotel! People coming and going every 30 minutes like clockwork. People standing at each corner of the building as if they were a look out. I had to get out of bed at 4am to go pick up my friend who feared for his life because of everything going on there.

For a Inn, they really accommodate to your needs. They go above and beyond to make you feel comfortable.

TV had bad reception. Static. But room was nice and cool and quiet. 11am check out sucks since I didnt even chk in till close r to midnight

Moldy room made me and my kid sick mangers are on heroin and have tweakers coming and going all might if u want a good night seep go else where u can get way better room for same price at motel 6 how the f is this place still in business

This place is terrible. To start with, people are constantly fighting. Management seemed to be drug addicts. Cops around daily. So much drug activity. My neighbors had people coming and going all night long. The housekeeper is a man with an ankle monitor on... I have an infant son so when i asked the police why two of them were there they replied somebody had been robbing casinos the last 4 nights and was staying at that motel!! Not a safe place. Not to mention mold in my bathroom. Dont stay here. YOU HAVE BEEN WARNED...

Small showers you have to bend down to take a shower, non consistent room service, duct tapped bed covers, unfriendly staff, and phones the phones dont work half the time honestly unless you dont have a box to live under I would never stay here and hope that no one else waste their time on this run down pit right next to the drunk part of sioux falls

Room wasnt as bad as I thought it was going to be.

This motel is a great Sioux Falls Landmark. If you are looking for monthly rates you can get a spacious room for $725 cable and heat included. Front desk staff Heather is awesome and keeps the place free of any problems. This is a clean and quiet hotel with large reasonably priced rooms.

The room was more than dirty, trash in garbage can , hair in tub sinks and counter. The bed still had dirty sheets on but was made to look as if they were clean and fresh.The towels were absent completely from room and then at check out time the Manager refused to return the deposit because the towels were dirty! Only normal towel use had occured so the reason was just absured.Then she became rude and used obsence language reguading the power was hers to keep or return and she wasnt changing her mind

Worst experience ever! Meth heads, drug addicts and drunks walking around threatening people with guns. The rooms are even dirtier. They have not been cleaned in decades. Disgusting! If I had not prepaid, I would have left the moment I stepped foot on the property. Please for your own peace of mind go somewhere else.

Loved the stay....my family and I stayed for a month in an efficiency apartment and alway had everything we needed..... all the staff from front desk to house keeping were very awesome even hated to leave.

If you enjoy domestic violence this is the place for you! If you enjoy fighting all night long please this is the spot!!! If you dont need sleep and love the noise please stay here you will love it! Only good thing about this place is there is a mgr named Michelle who is great and deserves better!

Nice place to stay. The staff was nice. I stayed in 2011 through 2013 when I was in town. If I had to Id love to stay again.

The staff here are very polite, the rooms are clean. Very welcoming.i will return here for sure..
