Beautiful Victorian house with many bedrooms. They make a large breakfast for you in the morning. Be advised that there are cats running around the property. So if youre allergic to cats you dont want to stay here.
My partner and I spent a weekend in the lovers loft to celebrate an anniversary, and had a wonderful time. Heather was a truly incredible hostess and chef - she ensured we had everything we needed, down to the smallest details, such as leaving us wine glasses and bottle opener in our rooms, thoughtful handwritten notes welcoming us to the inn, and being flexible with our breakfast times within her limits. Moreover, we deeply enjoyed speaking with her, which, in my opinion, is one of the most important draws to a BnB. The cats were also darling. While I am allergic, I was not bothered either while spending time in the main rooms or our bedroom. The room itself was cozy and fun, excellent temperature control, cozy lighting and seating. We had opted for the Summer in the Springs package, which includes a partnership with Atasia Spa and Taris Diner, both of which also did not disappoint. While the labor shortage seems to be hitting Berkely Springs hard, I was truly amazed by the quality care and service we received from Heather while staying in the inn. So much personality in this town, and beautifully exemplified in the Highlawn Inn. We will be back!!

Highlawn Inn is a wonderful place to relax and unwind. They truly know how to take care of their guests, all you need to do is ask for something and they are at the ready. The attention to detail in the service they provide for their guests is excellent! Each morning we were treated to a lovely breakfast that arrives on time and is appealing to both the eye and the palette! Thank you Heather! If you are lucky enough to stay on a Saturday morning you will get a history lesson from the owner, Laura! Laura is also very attentive to your needs as you relax and unwind. My husband and I stayed in the Algernon room. I highly recommend this room as it has a whirlpool tub. We felt at home here and look forward to going back to Highlawn Inn!
I’d really make it a 2.5 star rating if I could. I’m going to be honest here:Pros:We used the spring fling package which gave us a $100 towards a wonderful restaurant and $100 for the amazing spa.The staff are absolutely wonderful, so kind and accommodating.Lots of friendly rescue kitties and even had a donation jar to help rescue cats.Loved the style of the big house, lots of character.Breakfast was good and included.We liked the style of our room, it smelled like my grandmothers(like and old housewhich I did enjoy.This location was within walking distance of everything the town had to offer.Cons:Our room; The Garden roomThe bed was absolutely horrible, uncomfortable and the pillows were flat and uncomfortable. We did not sleep.The private porch was nice but dirty, cobwebs, dirt and dead bugs all over it which is a shame because it would have been nice to spend time out there. There were also two bed pillows just sitting on the porch which looked dirty, like they had been rained on and sat outside for a long time.The towels were hard and scratchy.The water to the shower smelt terrible, like rotten eggs.We hated the doll collection on the shelf, kind of creepy.Really wish there had been a small fridge because we were wanting to keep leftovers from the amazing restaurants.The windows were sealed shut, like painted over.I really really wanted to enjoy the room and leave a outstanding review but unfortunately if we ever visited the town again we’d go elsewhere.

Absolutely wonderful. The attention to details were great (hand written notes to guests, wine and more). The rooms were beautifuly decorated, the beds comfortable and a very tastey three course breakfast. I cant forget the friendly inn cats. Thank you Highlawn Inn.
We did the ultimate winter package . Didn’t get here til 6:30 pm on a Friday Was left an envelope with everything we need to know and a key . Relaxed in the jacuzzi room we stayed in the Algernon room which is in the main house so u jus walk down the steps to the dining room for breakfast . It was very quiet here but warm and welcoming everyone is very nice . We def enjoyed our stay here in Berkeley springs
My husband and I really enjoyed ourselves here! We stayed in the Victoria room. The bath in the claw tub was so relaxing. Breakfast from Heather was absolutely delicious! She made our stay very enjoyable. The room was cozy. Well definitely come back again. Thank you for the great experience!
Best B&B in town. Prices are very reasonable, and include a fantastic home-cooked breakfast. The Victorian Suite was spacious, beautifully decorated, and had a private entrance and porch for sitting and enjoying their complementary coffee, tea or hot chocolate. Sandy and the other young ladies made our stay beyond comfortable. Best part- the kitties! I felt right at home. Cant wait to go back for one of the special Wine Tastings/Dinners. Dont waste your time or money or money anywhere else....Revisited in 08/20. Stayed in Lovers Loft... was clean and very cozy. Heather called the morning of to confirm our reservation and to ask what special preferences/accommodations we had. Even made us a reservation for dinner in town. Breakfast was OUTSTANDING! And the company of the kitties is always nice. Will return.
I couldnt recommend this place and this region more for a quiet and refreshing escape. Sandi is an exceptionally great cook and the breakfasts were delicious with a well rounded mix of eggs, meat, fruit, yogurt, pastry, and coffee and juice. We had the privilege of staying at an odd time and having personal breakfasts for 3 days during our stay. (be aware that this resort towns restaurants tend to be closed Mon. through Wed. or Thurs.The room was clean, a perfect mix of private and close at hand for breakfast. Sandi was kind enough to have a fire for us during one night so we could take full advantage of the romance and beauty of this old and well decorated home that is meant for sharing with guests. If there is any spirit stuck about this place it surely took the form of the cats that were fat and friendly. Ill not forget the sight and sound of the cat NV as he chased a squirrel across the parking lot while kicking up gravel and demonstrating all the feline grace and agility of a small freight train.We loved the area. The spas were fantastic and the recommendations we were given panned out perfectly. There are incredible historic sites (like Antietamwithin a reasonable drive and the Atasia Spa was well recommended.

The Highlawn Inn is amazing! Ms. Sandy is so warm and welcoming and the entire staff makes you feel like family. Ms. Sandy’s food is outstanding, and she adjust her cooking to fit any dietary preference needed. My husband is a celiac and for breakfast they made sure he had plenty of choices and gf bread. The food makes you want to get out of bed and rush down for breakfast. Definitely want to come back!
Our room was clean and comfortable, and breakfast was excellent. The people were very friendly, took great care of everything, and provided good recommendations. The only suggestion I have would be that the bathroom could use some updating, but overall we were very pleased with our stay. It is a beautiful historic building.
Great staff, awesome breakfast served in the dining room. Three cats greet you with love when you arrive. Staff answered all our questions about things to do in town and had pamphlets on town events. Wife and I came here for a wedding and made this trip part of our 6th wedding anniversary. We had a Romantic dinner at Lot 12 which had amazing food and service, a must visit.
We have been coming here for 5 years now on our anniversary. Sandi makes the best breakfast I have ever had .This place is beautiful and unique in the hills of WV . We love the large front porch. Everyone here is so friendly. I love this place.

Dont even think think this place is worth one star. Arrived to find a house full of cats. Given 15 minute increments for breakfast. Was supposed to be a package deal. Not. Decided to leave rather than check in and they had the nerve to charge us for one night. You would think that they would have understood when we told them my wife had an allergy to cats. Her head was stuffed up in the 10 minutes we were there. The house had a musty smell. Just a bad experience all around.

Loved the Highlawn Inn, beautiful old home, decorated perfectly to suit its personality. This was our first stay at a B&B but it will not be our last. The Inn and the area are comfortable and relaxing. The breakfast is delicious and filling. The staff is friendly and helpful. We enjoyed the company of cats. The town has plenty of good restaurants and shopping. The Roman baths were a hit. We look forward to our next visit.
The decor is VERY floral, so if thats not your thing, you might be overwhelmed. We had Aunt Pearls cottage to ourselves because we came during a slower time of year. It was quaint and cozy--exactly what we were looking for for an anniversary weekend. The staff is extremely helpful, and the three (?kitties are friendly and humorous. We really enjoyed our stay and would absolutely stay here again.

The Highlawn Inn is the very definition of a romantic Bed and Breakfast!The Inn is beautiful, delicate and so sweet. The hostesses are very friendly. It is on a very quiet road but within an easy walk to the baths and the many shops and restaurants.It is very homey, warm and the bedrooms are gorgeous.
I had a fantastic time in this small town b&b. The woman running the front was very friendly and made me feel right at home for my delicious breakfast. My room was actually in use so they upgraded me to the parlor room at no extra cost. The hot tub was a nice little bonus. The town is great and the people are more than friendly. I do think the mineral water made me feel healthier, all in my mind Im sure but the natural springs are pretty cool. The inn cats are a nice touch too, if youre a cat person. Overall I had a really nice, relaxing weekend and I will be coming back again.
It gets 4 stars because of the service and the cleanliness. It does not get 5 stars because it was quite noisy and we had trouble sleeping. The neighborhood was seemingly "awake" all night, including someone using a skill saw into the wee hours of the morning. (? We turned on the air instead of having the windows open, which helped a bit, but the mattress was such that when my husband made the slightest move, the whole thing bounced. Needless to say, with the street/neighborhood noise, he was bouncing a lot. We were on a long motorcycle trip so REALLY needed our sleep. With all this, we had planned on staying on the way back as well, but the constant hard rain (as predictedcaused us to cancel our stay on the way back as we couldnt make it back as far as Berkeley Springs in such bad weather. I understand, the breakfast is the best in town, but we had to leave by 8am and they served between 9 and 10. Its a bit of a funky place with uneven floors, etc. that you expect in such an old place and its within walking distance of everything in town, including Taris, which has the best lunch and dinner in town, so If you request a room where you cant hear the outside noise, you will probably be happy here.
Reporting live from Highlawn Inn, Im here for the second time and I have a very very hard time sleeping here. It is now 6 am and my back hurts. I usually like to sleep til 9. It was also tough to fall asleep last night. The first room had a bunch of traffic noise (trucks were rolling through this town what seemed all night long). But at least the bed was ok. Now Im in a different room, so there is really no traffic noise but now the bed is like uneven.Well other than that I do like this place but when I come to Berkeley Springs, I come for the relaxing water but what the heck when I cant get a decent nights sleep - I should have just stayed at home :(
My wife and I have stayed at many B&Bs as we prefer comfy beds and breakfasts made to order when you get there. We are also large people and enjoy and love a vacation that includes a Large Whirlpool Tub that is sometimes even big enough for both of us at once. :-My Wifes parents moved to Hancock, MD which is about 8 miles from Highlawn and we have been regular holiday visitors ever since, except the last few few years when I have been having Hip Problems. But now Im back and were back. The only distress is that they had am off-property house with several bedrooms, a separate hardwood floored room with one of those double tubs next to the Gorgeous Master Bedroom and Library on the second floor I will miss much. And the antique kitchen on the first floor I prepared Thanksgiving dinner for the family and If I need to rest my hip theres plenty of goose down to i
