A 3-minute walk from Yarm train station, this low-key brick B&B is 1.1 miles from Yarm town centre and 7.8 miles from Stockton-on-Tees.Understated rooms feature WiFi, satellite TV, and tea and coffeemaking equipment. Some rooms have en suite bathrooms. Apartments are also available.Full English breakfast is included. There's a guest lounge and free parking.
We have been staying on the campsite with our motorhome. The location is excellent for visiting Yarm, just a 20 minute stroll into the town centre which is well worth a visit. The facilities at the campsite are a bit rustic, but were well used to that. Lovely hot shower and clean loos and basins. A few cobwebs but spiders have to live somewhere... very handy for the train station which is next door. There is a supermarket and pub serving food within a 5 minute walk and a lovely farm shop with a huge range of local delicacies within a 10 minute walk or 2 minute drive.
We just stayed for one night on Tues was OK but too close to a busy road and trains station , kids play area all over grown, toilets clean but window area and cubicle was full of cobwebs, old cracked boiler for hot water to wash hands , wasnt told on phone it was cash only so lucky I had some on me dont think Ill be rushing back and pitches could do with re gravelling as werent very wide so got mud all over as stepped out straight on to the grass
This is our 3rd time here. What a grotty site this is now and such a shame.The overall entrance and location is a mess, rubbish littered about, lumps of wood, old plastic pipes, horrible industrial bins to walk pass, the pond at the entrance stank as well.Our stable room creaked to hell and back, old water damage in the ceiling, flooring split, dirty kitchen and microwave. It was cold and dank too.The ensuite in 1 of the rooms has no heating so it was cold and musty. Bed lined was stained, mattresses were old, mouldy and felt every spring. I braved the breakfast which wasnt that great either. Generally a grotty BnB. I hear the owner wants to sell up - you can tell!
This was our third stay and unfortunately our last.We usually stay for family occasions and always seen it as a clean, simple accomodation.This visit appeared to show there is a lack of focus.Host is friendly and breakfast good(although very overcooked bacon).Accommodation needs TLC and some areas where just dirty. Microwave top filthy, cooker hood greasy ,some signs of mould on the mattress, dirty cutlery basket, bathroom cabinet... And so on, pictures show it all.The surroundings looking more like a building site.We were told there had been a recent leak a few days before but a lot of the issues were a lot older that a few days.Will not stay again.
Best place I have ever had as a stop over on a long journey.Get in and book.
Filthy place. Tv didnt work at all, just a blue screen. Cobwebs all on ceiling and a large spider. Dust on the bed frame. Nowhere in the bathroom to place toilet bag, toothbrush etc so had to rest bag on the loo, not nice. Tea coffee facilities unused as the wall surrounding was just disgustingly dirty with drink splashes, see pic I took.
Lovely little site smallest we have ever stayed on but surprised myself as I enjoyed the privacy.Theres a train track very close but made no odds to us.Very friendly couple than run the site full of local info.The toilet block Is a bit sad but very clean.We will definitely be coming backM
Great location, close to railway station, walking distance to races and yarm. Friendly couple, and fabulous breakfast. But unfortunately the stables apartment was very tired, and not the cleanest, the beds were uncomfortable, both of the showers leaked. The owner said people don’t report issues, so they never know, the list,Showers leak.bathroom fans don’t work.Smoke alarms Broken.Both bedroom mirrors cracked.Both hairdryers handed in, wires hanging out.Hole in the stained lounge ceiling.The place needs a deep clean.
Needs a little TLC and updating is the slight negative.Great access to Yarm centre - 5 mins drive in a taxi £5.Train station 2 minute walk.Friendly helpful staff.Bedsheets and loo spotless which is the most important.Great value for money with nice countryside views and outdoor seating. Would stay again.
Small site. There’s a railway line behind the site and a main road in front so was very noisy. Facilities dated.
Small site, only 12 pitches, facilities clean, full English breakfast delivered to your door.
Owners, staff were very helpful and great atmosphere. Facilities were spotless. My family travel from Scotland to use the guest house twice a year to visit family locally in yarm. I use the campsite myself within the grounds and its relaxed. Quiet, and plenty to keep my son happy playing in the play area. Stunning sun this week aswell even better 👍🏻
Well what can I say , been here twice before had a decent stay and not a bad but fair, but not this time , went back there this weekend and stayed 2 nights , payed full price with no quibble despite no facilities open ie washrooms, toilets, warm water for washing up but hay ho.,Friends of ours could only stay one night which was payed and I explained to the guy when we arrived we were going into yarm for a walk so he will be off the pitch before 11.30 as agreed , we though nothing of and he parked his van in front of mine not hooked up and ready to go . On coming back from our walk to yarm Town, spent some money to help businesses but when we came back 2hrs later the owner shouted over too me veryAggressive and asked when is he leaving he should of been off the site at 11.30 . We said he is and was off the pitch and only parked up in front of mine , he didnt want to know and claimed he was still using his facility while parked up , I asked how , he is only parked there and not hooked up but he wouldnt have it and then watched my wife fill the kettle to make a drink for them before they set off and then went on about because he is on site thats 4 x the rubbish I have to get rid off , 4 x times the electric , 4 x times toilet waste, to say the least I was shocked then went on to say I argued over paying a fiver for an awning which granted I was insure due to the forecast about putting oneUp , and whether to put my canopy on , nether the less he spoilt the weekend, we will not be using them anymore ours friends wont, that was there first time camping in there van they just got so overall he has lost revenue and bad experiences get passed around our friends who we camp with , sometimes when we all go away together there is about 6 or seven campervans which we were planning on using this site within been closer , but not anymore , a very ignorent man and walked away from me in mid conversation, I understand places are under pressure and business been slow and not a lot of income but now he has lost more just because of been greedy and insinuated he has stayed an extra day by been parked for 2hrs on his site infront of my van . Apart from the reception staff; who were polite and friendly, everything else was appalling. We were ankle deep in mud, the toilet block was just a shed and the chemical waste disposal was a joke.
Nice campsite convenient to Yarm by 20 minute walk or bus. Also has accommodation.
Small site, friendly staff, good location..ablutions dated but clean. You must try the Chinese takeaway just up the road will not be disappointed. We will be back.
Nice two night relaxing toilets could be a bit better but clean people running it are very nice and friendly
Nice place to stay - traffic is okay and during the night drops off to next to nothing, trains are pretty quiet as well. Good site with adequate drainage and safe as well with a barrier gate preventing anybody coming on to site. Overall a very good site with shops nearby, pubs would be okay if we were covid19 free and a mile outside Yarm

Nice place for its ideal because off the distance to Yarm high street. Clean, fresh. Very nice and calming front area of building with litlle pond But for accommodation 3 stars. Im still make review bigger about how cozzy or not it is.Another side of this place its personal who works. Very kind from nice lady from reception to the chief. Who doing i thing and rooms as well. I was asked if i wake up for breakfast i said yes came late well after night shift about 6. Filled few docs and switched off🙂 i wake up it was breakfast time finished but she still waiting for me and have nice just just made full english enjoed that . People here very friendly and and nice ]from any point of view. Most important not with 2face.

Being within walking distance of Yarm, superb B&B with a caravan park. Not to big to be noisy or to small to be unfriendly. Just the place for a country view.

Been coming here for about 10 years now, theres no reason why I shouldnt give them a 5 star, friendly owner, clean and tidily, quiet and cousy.
Nice compact site owners very nice and accommodating, advance contact advisable only 10 hard standing pitches. Rail station close by for trips to larger towns. Two stores within 10min walk for provision top up, Tescos within 10min drive.

Good campsite location, very poor toilets very delapidated, were never cleaned all the time we were there, grass was neading cut. Very overpriced for what you get. Would not recommend.
Poor showers and not free very expensive for what is there busy road and railway next to the site went to cc £2.50 less

Currently staying my 2nd night and it is utterly terrible. The beds are hard as rocks, few pillows are provided and the ones that are flat as pancakes. Very unclean, found a hair on my pillow and was given a dirty towel. The single bed is also very loud and squeaky. Also in the particular room I am in (2nd photo there is this bright orange light because they havent bothered to line the curtains and it is just generally run down.The staff are very friendly and the breakfast was nice but someone is only employed at the reception 12-7 which means you are unable to talk to anyone about your issues with the rooms if you have active days planned.You couldnt not pay me enough money to come back here.
Enjoyed our stay nice n quite... £3:50 by Taxi to the Town... Railway station walking distance local Co-op a little further (youll go in the car to carry the shopping)

I arrived late and left early, though the owners were great and allowed my colleague to collect my room key for me as I would arrive after check in admittance time. Though they are very accommodating when even my colleague arrived after the 9pm check in deadline. Thanks very much. The room was lovely and comfortable with a breakfast in the morning which was really nice too. Id definitely stay here again and thanks for a lovely stay.
stayed one night on touring pitch .. at £22 couldnt fault it lovely quiet spot very freindly staff ... close to all amenities and a nice brekkie delivered to yor door at our requested time .... definatley stay again 👍👍👍👍

This is a nicely owned B&B just outside of Yarm, very handy if you need to walk round the local town or indeed if your going to a function in nearby Crathorne Hall.
nice spot on the edge of a lovely townthe gut who checked me in was ace. courteous and knowledgeable.the room was odd though.TV on the wall that count be. seen from the bed. and no chair to sit on.
