This gem of a place is right in heart of Viejo San Juan-such a safe area of the hood! It is surrounded by popular restaurants and stores. The entire hotel has that cozy vibe with a dash of European style. The kind where you have to lug your bags up the stairs due to lack of elevator-but its not that annoying since the decor along the way is cute and the bedroom is also cozy! The staff is very cheerful and always has a smile on their face. We arrived at 2:30am, and the front desk staff was waiting just for us!They have a terrace with a great view accompanied with a pool and beach chairs. Quite the set up!Each time we arrive and leave for the day, we always mention how convenient the location is and how clean and apt the entire hotel is! We were sad to leave! We had an amazing time in San Juan and this hotel definitely contributed to it! Highly recommend to anyone wishing to stay right midst the vibrant town of Viejo San Juan!

The rooms are clean, great location (very close to most of the tourist attractions in Old San Juan), the staff was super helpful in suggesting local restaurants and happening places around. The only drawback is there is no onsite parking, we had to park the car 2 blocks away from the hotel. But thats how it is since the streets are small to accommodate parking :)

Its okay for a night or two. Our room was on the street so it was very noisy and hard to sleep. Clean but no frills. Bed not very comfortable. Prob wouldnt stay here again. Looks nicer in the pictures.

Excellent location and amenities -- but the beds are an old spring style that resulted in lots of tossing and turning / waking up my gf from any movement / back pain. Everything is pretty new in the room so the beds need an upgrade.

Excellent price for a clean room in the middle of old San Juan. Plenty of Cafes, Restaurants and Bars around. Beautiful location. Ask the front desk for your places of interest and they will point you in the right direction. We were not disappointed with any of the Restaurants that were suggested. Some people complain about the small room. Yes, its not a huge room but it has all you need and there is a reason you dont pay as much as at the Sheraton. Get over it and more important, get out of your room and enjoy old San Juan to the fullest, all in walking distance.

Location is in old San Juan. As you enter the hotel, you would notice the beautiful smell of the soap shop in the hotel which is always welcoming. I prefer the bigger room over the smaller one. We had issues with the shower during our stay and they offer to move us to another hotel but we decided to stay. Staff are very nice.

We used the hotel to sleep after 4 connecting flights. Area is nice, hotel is elegant. Rooms are super cute and clean BUT, as many guests said, there are times when there is no hot water at all. But you can always try again later. Staff is super friendly.

Cozy, accessible, and good price for value. A very interesting boutique-style hotel in the middle of Old San Juan. Rooms are very elegant, named after many famous puertorrican artists. Important to know that theres no elevator. The shower temperature is a hit or miss. Awesome rooftop with good views, and a jacuzzi. All at all, a great place to stay for a short vacation in the capital.

its in the perfect location for experiencing old San Juan. true, cold showers, but its great after dealing with the hot and humid weather all day. Not sure if the TV works, was too busy seeing the island. comfortable beds, accommodating staff, 24 hour front desk. Really gives you that off the beaten path sort of stay.

As a Sanjuanera who lives in the US a place like this is a must to experience the real life of colonial San Juan. I was born in SJ and worked there for years so Da House was the perfect choice for a quick solo trip. The front desk staff was welcoming and helpful. And the maintenance guy was super nice and friendly. My room was the classic queen and I knew it was small when I booked the reservation so no complaints at all. I also knew there was no elevator and was perfectly fine with it. The travelers comments about hot water not being reliable was true but in reality I have stayed at hotels in other countries where its the same scenario. And after a fun day in the islands humidity I enjoyed an on the cooler side shower with no regrets. I wanted that location and the hotel fulfilled my expectations. The only negative point came when I walked in, drenched in sweat, 15 minutes before my check out time, took a few minutes to cool off and after making it up to the 3rd floor my key had been deactivated. That was a low moment when I looked at the stairs that I had been enjoying but had no stamina to take back down and all due to an administrative issue like this. It is indeed a management protocol that deactivates keys at noon, but I was at the hotel and it is unnecesary to block access to a guest that has not checked out. Took me a long time to cool off at the lobby before going up those 42 steps once again. But I will stay again and hopefully the nonsensical noon key issue will be different when I return.

This is a decent (and affordableplace to stay in Old San Juan if you can sacrifice small comforts like a shower that works properly. Our shower was barely more than a trickle, and it only had two settings: scalding hot and freezing cold. We asked the staff if there were any tricks to get it working properly, but their tip — “turn the knob very slowly” — didn’t work. There was also considerable street noise, which I was mostly able to block out with earplugs, and on our last morning the hotel sent two repairmen to do some work outside our room at 8 a.m. (!). No earplugs could have blocked that noise.I start with those things, because they’re the kinds of things I would like to know right off the bat when reading a review, but their are several big plusses to staying at Da House.✔️ The bed was really comfortable, with a nice, firm mattress and plush bedding.✔️ The AC worked like a charm.✔️ There are two sun deck areas for guests to enjoy — one on the roof and one on the fourth floor. Both have plenty of seating and the roof offers a great view of the surrounding town.✔️ There’s a pool on the roof, which we found amazing at the end of a long day of walking and baking in the sun. It barely got any use while we were there, so we had it to ourselves every time.✔️ The front desk provided a hair dryer, which I really appreciated.✔️ Our fourth-floor room (one of the two sundeck optionshad a big window that you could throw open in the evening to enjoy the breeze and a pretty sweeping view of the the town.✔️ The location was great, within hopping distance to corner stores, cafes, restaurants and bars. Café Mallorca and La Bombonera are blocks away and essential stops for authentic Puerto Rican breakfasts.✔️ It’s pretty inexpensive for Old San Juan. We’d recommend it if you’re willing to risk the quirky shower and the possibility of noise in the mornings.

The hotel is in a good area, and the staff is friendly . The only drawback is that the showers dont work and it is nearly impossible to clean yourself after a day in the beach or sightseeing. The shower temperature is either scolding hot or cold, but nothing in between. The pressure is minimal and only produces a sprinkle.

We stayed for five nights. You cant beat the location, and it was great to enjoy time on the balconies off the 3rd and 4th floors as well as the rooftop (though they could all use more light for after dark). The room had great a/c, sometimes a little too great. We were one of the inner rooms but still got natural light from the windows going into the inner courtyard skylight. They are under renovation still so may not be the best if you are a light sleeper/like to sleep in (but youre on vacation so get out into Old San Juan! The pool looked like a hot tub but it was not heated, so it could be coldish after dark, but it was a great place to watch the sun set. The hotel staff was very friendly. There is no elevator and the stairs can be slippery. Lobby is on the second floor and rooms on the 3rd and 4th.

Stayed here for one night before taking off on a cruise. Truly enjoyed our time at this hotel. The location is the best! Right in the heart of Old San Juan. The room had a small balcony that overlooked the street and it was just beautiful. Be sure to be in your room for the spectacular sunset! This is a old historical building which does not have an elevator. You will have to carry your luggage up the stairs. There is a gentleman who helped us as well and the staff at the hotel was awesome! Will stay here again!

Services is bad, we waited 20 mins for checking in as nobody is there. Also, the room is very small, especially the bathroom, showering is less than 1 square meter. Water is either very hot or very cold, not adjustable. AC is very noisy, on the floor, worst experience I ever had. Only good thing is location, but you can find better place within same area. Service is bad too, not recommended. Check out the little showering place in the pic.

The good: Location, good cooling from the AC, helpful staff. The bad: Small double room, balcony is really just a window that runs to the floor and faces another building, teeny shower stall, no closet, $120+ per day, no elevator (this was not an issue for me).

My husband and I have a lovely condo in Vega Alta but enjoy spending a relaxing, fun weekend in Viejo San Juan every now & then. We like to try different hotels. I prefer hotels w/ history & an artistic feel. Location is a plus. Why turn a chic bohemian hotel into a clone of every other modern hotel?I LOVE Da House Hotel! Its one of my faves. No. It doesnt have an elevator but it only has 4 floors. The beautiful marble stairs are gorgeous. The tile in Da House is exquisite. Each guest room is decorated differently and named after a famous local artist. The furnishings are fab. Beds are heavenly! I suggest a room with a Juliette balcony. Open the doors - let in the morning breeze or the afternoon sounds of music and smells of delicious cuisine. Now, listen. If you wonder how in the world youll ever get your luggage up the stairs...fear not. Concierge will have someone carry everything up & down those stairs as much as youd like. Service is FANTASTIC! (Please tip these gentleman. Theyre so very nice. When we checked in, Eduardo was there to greet us @ front desk & hes so nice. Very accommodating. He can answer any question you can think of. I was fascinated by the hotels history & he told me so many fun facts. He can tell you the best place to get a cup of coffee (unfortunately, rooms dont have coffee makers nor does hotel offer continental breakfast), a great lunch, or the best local cuisine. The entire staff is so friendly & ready to assist. Now, the rooms dont have TVs but youre in a heavenly location! You dont need TV. That said, staff did inform me that TVs were going to be added soon because so many guests requested them. However, modern amenities were originally excluded because Da House was trying to remain authentic. They do have Wi-Fi. Im kind of sad that TVs will be added. It was rather nice spending a quiet evening with my husband on the rooftop terrace just listening to the sounds below. Yes! Theres a large, wonderful rooftop terrace complete with chairs and chaise loungers.Da House is located right in the heart of everything. If you want coffee before 7am (which is when most local coffee shops open in area), I highly recommend good old reliable Starbucks. Its right around the corner of Fortuleza and doors open promptly at 6am. (Staff greets you with a smile, too!Its a nice morning stroll and gets your blood pumping. Besides, most of the city is still indoors and youll practically have Old San Juan to yourself this early in morning. Take advantage of it. Its beautiful at this hour. Later, visit the giftshop attached to Da House. Youll see it at check-in because its right on the corner and you can access hotel from this giftshop. Each day a different local artist is featured, and if youre like me, youll fall in love with the colorful vejigante masks and all of the artistic creations. There is one tiny downfall - parking. If this is your first visit to Old San Juan Im an honest host and inform you of traffic and parking. Lots of traffic. Island life hasnt slowed anyone down. Parking is scarce on the busy, narrow cobblestone streets. Dont expect to find instant parking. Da House doesnt have a parking garage BUT theres a friendly locals will assist you in parking or finding you a decent spot. Tip them $3 - $5 and theyll be happy to help next time. Theyre not affiliated with hotel AND definitely NOT valet. Just park where they tell you and its cool. There is a parking garage on next block.Da House is lovely. Spacious rooms. Bathrooms are small but who cares. (No hair dryers tho.Rooms are air-conditioned. I describe Da House as bohemian chic. Great prices. Excellent staff. Best location. Historic setting. If you cant live without a TV, the 2nd floor lobby provides a quaint sitting area w/ TV. Excellent, romantic, & comfy. I think its perfect. We were fortunate to have stayed in two different rooms. Room 404 is my favorite. It offers two queen size beds and a Juliette balcony. Just lovely. Room 303 offers one queen bed and a Juliette balcony. Love this place!!

This hotel has a very central location right in the heart of old San Juan. It is a beautiful historic building! We felt like we were in Europe! However, while very charming, the old building had small rooms with hard beds and thin walls. There was no tv in the room. There is no elevator. While we enjoyed the romance of this hotel for the one night we stayed, if we were staying in town longer we would have stayed somewhere with more updated and comfortable amenities. The staff was very helpful.

Small hotel in the middle of Old San Juan. Clean room though all it is is a bed and bathroom. No amenities. However, you are in old San juan so lots to do outside the hotel. Close to great food and attractions. It is like steppi g back in time. But be warned, there is limited parking on the street and the entry is down a side alley so hard to spot if you do not know what to look for. Staff is friendly.

This boutique hotel is in a great location. Its an elegant, old building that could use some upkeep. Theres a lovely lobby with glam/eclectic decor. The staff is very accommodating. But a word of warning for the less physically fit: Its a walk-up. There is no elevator. Inside, the steps are gentle but there are a lot of them. The first few are a little high just to get into the building. I watched from the restaurant across the alley as young woman checked in with her elderly mother who relied on a cane. She was struggling to get up the first few steps through the door and required a lot of assistance. The front door is in an alley. The Lobby is on the 2nd floor. Our room was on the 3rd floor. The shower was so tiny I couldnt turn around without knocking down soap or shampoo or something. The bathroom had little space for toiletries. The room was small--we had a garment rack for hanging clothes, no closet, no dresser. The bed was so soft I felt engulfed in it. Our window overlooked the alley with a view of a roof top. But we had air conditioning.

I know for a fact that the maintenance could be improved. Although, its in a great location: the very middle of Old San Juan. There is a bar right beside the hotel, a sea food restaurant in front of it, and a few local coffee shops a few steps away from it. Rooms are small, some offer 2 beds, some are a bit bigger and the staff keeps them relatively clean. They offer a very small pool on the roof and you can get a pretty decent view of the buildings and the cruise ships from there. Overall its a decent place. Not my first or second choice, but its decent.

This hotel has an authentic, local-elegance feel. The marble staircase takes you to its multiple levels as there is no elevator. The room was spacious with rustic furnishings, large windows, and a comfortable bed. The petite bathroom was clean and well-appointed with new and modern finishes. We did not hear the salsa nightclub below at all. The front-desk hospitality from Luzmar was five-star and made our stay in her beloved city exceptional.

Staff was helpful, décor was pleasant in the main area, however, the rooms were microscopic and the bathroom was smaller yet. Our room must not have been renovated yet as it needed a paint job. The bathroom needed a thorough cleaning as the baseboards and corners were nasty, though the sink and shower were clean. The location was nice, the office staff offered us a slightly larger room on the fourth floor that my husband looked at, but really, you have to climb all those stairs to get all your belongings up to the fourth floor, and then all of it back down again. We only stayed one night, it wasnt going to be worth it to switch rooms. Well find another place next time were in San Juan.

Stayed here some years ago, and had a muy rich experience! Great location, though not for those who want to sleep all night — as the party goes on till morning light. The rooms are like old European hotels. They are not humongous, but who cares?! Youre there to party and sight see, not stay in your room! I want to revisit. If you go, choose the rooms that have the Juliet balconies.

We spent two nights in this vintage colonial hotel. It is managed by caring personable people who were willing to help us get around in Old town and attended to our comfort. The hotel is nicely restored and the art deco furnishings are exciting. There is no elevator or televisions in the rooms so be prepared to climb stairs and go out to find your own entertainment. We walked all around the neighborhood and only had a short 5 block walk to the Cruise ship pier at the end of our stay. If you are looking for an authentic place to stay in Puerto Rico, not a cookie-cutter hotel, Make your reservation at Da House.

Beautiful place but very limited to your stay. All you pay for is the experience to stay in old San Juan. Water and electricity is shut off for a day at a time. I couldnt shower then another day I had no electricity. The staff said it was the city doing it but after my research I found out I was not told the truth. Do not get thirsty because they provide nothing as even a glass of water. If you need an iron you have to go requested at the desk. When I went to ask questions of why the room lack so much all I got was confused faces with shrugged shoulders. Like I said beautiful room with a bed, dresser and chair that is all you get for 135.00 nt.

Stayed here back in September. I was a little hesitant to book this hotel because of the potential noise from the club below. At the same time, I wanted to be in close to the action so I can just stumble my way back to my room. This hotel was the perfect compromise :)Located right on Calle San Francisco. Lots of coffee bars and restaurants within a few steps and the legendary Nuyorican Cafe is on the ground level of the hotel. I had a rental and knew that parking in OSJ was tough but I was able to find parking across Centro de Recepciones on Avenida Juan Ponce de León for all 3 days without any problems. Its only 3 blocks away. Theres also a 24 hour garage on Calle San Francisco for $25 a day but why pay when street parking is free :)The main entrance of the hotel is on the alley. Just hit the buzzer and 24 hour hotel reception lets you in. The lobby is on the 2nd flood and this hotel does not have an elevator. I took the first flight of steps to the spacious lobby and checked-in. The staff was super friendly and gave tips to the best eats and bars in the area. My room #402 was on the 4th floor so this maybe tough to climb for some but it was the biggest room in the hotel and had a sundeck. Also keep in mind that this hotel do not have TVs in the rooms but theres no need when you can explore the gorgeous neighborhood all day.My room had queen bed w/ fresh sheets, phone, writing desk w/ chair, armoire dresser, a bonus mini fridge (only this room), clean bathroom w/ good hot water pressure, huge sundeck w/ tables and lounge chairs overlooking Calle San Francisco. A/C with hand held remote to adjust temperature. No toiletries as this hotel does not provide and also my A/C broke on the last day of my stay. The receptionist was kind enough to offer me another room on the opposite side of the building (#407which was much smaller but the A/C was cold so I took it. I had no problems sleeping at either rooms. Room #402 was quite but I could here a little bit of chatter and music in #407 but slept right thru it :)I really enjoyed staying here. My friends stayed at a different hotel but they ended up hanging out at the sundeck. The building is historic and has great architecture as well so I took a lot of cool pics.

If you are looking for something a little different than what you are used to, this is the perfect hotel for you. It is cozy and artistic. The staff is very helpful and friendly. There is no tv and no elevators, but the character makes up for that. The rooms are small, but perfect for the feel of San Juan. The window is amazing and the view was fun. It was on top of a nightclub. We were there on a Saturday night and we didnt hear anything. I would definitely recommend if you are looking for a real experience there!

This place was unbearably loud!Firstly the good, this hotel is in a very central location and the guy at the check in desk was really friendly. Ive lived inner city before, across the road from a club and directly facing a 12 lane freeway, so Im not really sensitive to noise but this hotel was by far the loudest place Ive ever stayed in!We were originally booked to stay in a cheap room, apparently its above a night club and is pretty noisy so we pay extra to upgrade and got a more expensive one that would be quieter... If the one we got was quieter Id hate to hear the other one!!Up until around 2:00am music was blarring away at a level you couldnt have a conversation in the room, till about 3:30am it was quieter and was just people shouting/yelling and attempting to sing at the bar across the road, after that it was just occasional cars and birds till morning traffic got busy so I got some sleep after 4am. Because the door design it doesnt really block any sound so when I say traffic, its not really a background noise, rather if you were sitting on sidewalk level.Ive had better sleep on airplanes overnight in economy than i got at this hotel, so unless you are planning on having an all night party or sleep with really good earplugs then I wish you luck.Maybe some if the other rooms are quieter, cause even if the room I was in was free I wouldnt stay in it again.

We had a fabulous stay over the weekend of March 11th!I was a little apprehensive about booking because of the room description "right above the party" we decided to go for it, because we really wanted to be in the heart of Old San Juan and have an authentic experience. We were not disappointed! The hotel was amazing, it was absolutely beautiful to begin with, the marble staircases, gorgeous artwork and unique furnishings were really to die for. We were greeted by Andrea, who gave us excellent tips on places to see, great local shopping and the best breakfast recommendation ever (Mallorca only about 1/2 block away). Our room was on the 4th floor, we had minimal luggage so it was no big deal that the hotel is a walk up. We LOVED our room. It was absolutely perfect. The big windows that opened to the city were the best part. Well maybe a tie between that and going to sleep both nights to the sounds of beautiful Latin music each night. We will be coming back for sure!

Loved this place !!! Pretty close to all the action in Old San Juan. Read below for some disclaimers, none of them were a big deal to us:1. The check in process can take a few mins if they are busy with other guests. They are really friendly and make your wait very pleasant though.2. There are no elevators in this hotel. They have someone who helps you with the luggage if you need help.3. There is no hotel parking. You can go to a public lot or tip one of the boys and they will find a spot on the street for you. I gave him 3 bucks and got a spot right next to the hotel.4. There are no closets or fridge in the rooms.5. There is some street/club noise. If you want some quiet and peaceful time I think you should go somewhere else in Puerto Rico. Old San Juan doesnt look like that type of place to me and we came here for the history/food/party.

Perfect location in Viejo San Juan. Warm & friendly staff. Jaw-dropping b&w photos of cool musicians who stayed there. Quaint & comfortable rooms. Amazing rooftop deck. Have you checked the prices?? Best bargain experience ever!

Just got back from spending a fabulous week in San Juan and I HAD to leave a review for DaHouse!First, this hotel is located in the heart of Old San Juan. The location is incomparable. Its within steps from great restaurants, my favorite coffee shop - Caficultura, gorgeous plazas, and historic sites. You really cant pick a better location. Its no resort by any means, so if thats what youre into, look elsewhere. If you want a more personal, boutique hotel experience - this is it.Second, the staff is darling. They were all so kind and willing to help if we needed anything. Know that the rooms are pretty simple, no frills, yet very comfortable and with plenty of character. We chose the "party room" which can accommodate up to 3 people. It has two gorgeous portico doors which open to small balconies overlooking a cobblestone alleyway. The "party" happens at night when the salsa club below comes to life. The music usually went until about 2 am, and wasnt too loud in the room. (Just enough to create a very Puerto Rican ambiance. There are interior rooms available which are more quiet for those who may not want to be up so late.)Other things to keep in mind: Bring your own toiletries (shampoo, body wash, conditioner). Earplugs - just in case. There is a small refrigerator in the room. Beach towels, as the hotel only carries standard bath towels.Parking in Old San Juan can be tricky, though my friends and I didnt have too much trouble finding a spot within a few blocks. Weekend nights are especially busy, and there is a parking garage within a few blocks for emergencies.Lastly, the rooftop. Probably our favorite feature of the hotel. There are really comfortable seating areas, and lounge chairs if you want to grab some sun. The 360 views of Old San Juan are amazing. My friends and I would go to the rooftop before dinner each night to have a drink and watch the sunset. At night you can hear the sounds of the city, and even do a little star gazing. There is also a "lower rooftop" which is a bit more private. To those of you who chose to stay here, enjoy! Ill certainly be back.-Sal**Not a paid review.

Cute building in a great location in old town San Juan, but rooms are pretty bare. The bed isnt very comfortable and I had some major allergies inside the room. The service is good, but I was just underwhelmed by all of San Juan. I wouldnt come back to vacation here again. The nightlife in this area is lacking and theres a curfew with the door; you have to ring the bell to get in after a certain time.

Wow! This hotel was SO INEXPENSIVE and such a GREAT DEAL for the price! I stayed here for 4 nights with my fiance and we were overwhelmed with the experience. First, the hotel used to be an old artists commune so theres world class art everywhere you look which matches Old San Juan great. Second, the rooms are all old spanish style and have unique art in them. Third, location location location. Youre right at the entrance of Old San Juan and in the middle of everything you would need. Fourth, the staff is extremely helpful and kind. Whatever info about the island we needed we got and it was such a pleasure overall staying here. Would recommend them to anyone.
