Fantastic option for your stay in Edinburgh! Very clean room, convenient location to all local attractions, and terrific hosts who help cater to all your needs during your stay. The breakfast options were superb and there was lots of flexibility for those with dietary restrictions. For those who love history, this is the place for you!
Amazing stay! Paul & Susan are so warm and welcoming, the house is beautifully restored and appointed, and the bed is very comfortable. What more could you ask for? Until you get to breakfast… and it gets even better. The gluten free options are stunningly good (GF Haggis, pancakes, toast, porridgeand all handmade by Susan. The taxi button, close bus stop, or the proximity of everything makes getting around easy. If you come to Edinburgh and don’t stay here, you are seriously missing out, I will be back again and again.
Absolutely UNREAL stay with UNREAL hosts! The house is so gorgeous, such a warm friendly stay would highly recommended. Our first time to Edinburgh and this stay brought even magic to our trip. So clean, so friendly and fabulous location!
I had a very warm welcome and was lucky to be moved to a larger bedroom ( the Royal Room). The room had everything you could wish for and was clean and comfortable with fabulous decoration in keeping with the history of the house. I would certainly recommend and hope to stay again in the future.
I highly recommend on Barony House. It is a very impressive house decorated top , the room was very well designed with great queen size bed, the location is great really close to the old town . The breakfast was amazing , very tasteful , fresh and home made by Susan. On top , Paul & Susan are great hosts , warm welcome and taking care of all what needed as a guest .
Great room in a lovely guest house with many beautiful arts and crafts features as well as its own garden, lounge, and kitchen. Lively enthusiastic and knowledgeable host from Essex (and Brisbaneand his wife made us very welcome. Our breakfast was delicious - I had the best omlette Ive ever eaten as well as well as a continental pastry. I cannot recommend this place highly enough. We had a wonderful time staying here just a short walk from Edinburgh city centre and Roslyn Chapel. Not cheap because it was on the occasion of the Queens funeral procession with the royal family and the newly ascended King Charles the third, but well worth it.

We were so well looked after at Barony House! The attention to detail was extraordinary. Susan and Paul are wonderful hosts and we absolutely loved our stay.
Everything about the stay was excellent! The owners gave us such a warm welcome, its clear that they really enjoy what they do and it makes the experience great. The rooms were very clean, very well decorated and ours looked out on to a private garden which was nice. Breakfast was amazing, so much effort was made to please us and the other guests. Local produce was used which is a nice touch, the fresh homemade bread was lovely.Id definitely look to stay here again when we return to Edinburgh.

I cant express how lovely my mum and my stay was at Barony House.The hosts were so warm and welcoming with great stories to tell.The house itself was beautiful, all styled with the arts and crafts movement in mind. Our room overlooking the garden was beautiful, cosy and immaculate!The breakfasts were definitely one of the best breakfasts Ive had anywhere let alone in a b&b.All waking distance to the meadows and the royal mile with busses right outside the door. We couldnt have asked for any more from our stay at Barony HouseThank you very much Paul and Susan, We will definitely be back.
This B&B made my family’s trip to Edinburgh all the more special. The breakfast is absolutely delicious, homemade and fresh. The rooms are super comfortable, the owners work with love and the B&B gives a homey feeling. Couldn’t have chosen a better place to stay.

We had a great experience booking this hotel. The owners Paul and Susan provided great service, safety and knowledge for traveling in times of complex COVID- travel-restrictions. They were very flexible to changes of restrictions and reacted quickly to help change your booking. Don´t worry to travel in these uncertain times, just book with them (and on their website)!
A gem of a guest house on the outskirts of the City, walking distance to all the major attractions. An extremely warm welcome is afforded to you on arrival, a theme which continues throughout your stay. Paul and Susan are fabulous hosts, the latter providing sumptuous breakfasts which sets you up for the day ahead. Rooms are spotless, comfortable and very well equipped. A real home from home feel to the place which really made our weekend extra special. Thank you Paul, Susan and Family ❤️
My partner and I stayed here for one night, but wished we had stayed longer. The room was so beautiful! What can I say!!My newly wife and I had decided to spend our honey moon in Scotland Edinburgh and was surprised by the prices of some of the hotels and BNB’s around however we came across the Barony house and luckily it was the best decision we had gone with. The owners were very welcoming, they took us on a tour around the house telling us the history of the property and how this included with their lineage, both of them were Very friendly and polite. Our room was immaculate, the decor was phenomenal and the service was outstanding. They mad our honeymoon a time to remember. It’s true what they say that Aussies are fantastic at customer service and Susan and Paul completely lived up to this. They were very attentive and added value to our stay.I will be coming back again on the next visit to Edinburgh and we will recommend family and friends to stay here when they visit Edinburgh.Cannot put into more words how fantastic this experience was.
This was our second time at Barony House. We came up from London in 2019 to Edinburgh Fringe and loved it. So this time we came back to explore the city further with some friends and booked the servants quarters for my wife and I along with some friends (another couplein summer of this year.The Servants Quarters are a self contained multiple room garden flat with a huge kitchen and living area and each of the rooms has an en-suite. So it’s perfect if you’re looking for a mix of self cater and dining out. Also Barony House does a great homemade Breakfast too (lots of Vegetarian and Gluten Free options too)! And it’s included! Thanks for having us all at your B&B Paul and Susan! We look forward to visiting again!
Barony House is now my new home from home! Upon arrival, I fell in love with the place. Each room is individually decorated and cosy beyond your imagination. The breakfast menu is a sight to behold. They even bake their own bread. Paul is a lively and knowledgeable host and Susan is a creative genius. They both looked after me so well. I spent a lot of time relaxing and it really is the prefect location in Edinburgh to do this. Thoroughly recommend, I will be back to spend more time with and eat loads more bread!

Paul and Susan are fantastic hosts. Barony House is great because you get free off-road parking, excellent accommodation and a top quality breakfast. Make this your number one destination for bed and breakfast in Edinburgh. Kudos to Paul for recommending the open top bus tour to gain last minute access to the castle (fully booked on website - open top bus tour company holds tickets for their customers). As mentioned you need to visit the castle however my favourite attraction was HMY Brittania. Oozing style and class this has to be on your to-do list. Buses run from the main road outside the hotel to the city on a regular basis. In conclusion we had a great time and will be back at some point. Dont forget to stock up on the Vegemite Paul!!
Extremely clean facilities, enjoyed the comfy beds and linen. Loved the decor and attention to detail including complimentary items. Well done for being such good hosts, your hospitality was amazing. The highlight of my stay were the blueberry pancakes!! The best pancakes I have had in my life; freshly baked and straight from the oven, with crispy bacon, maple syrup, crème fraíche and fresh strawberries, raspberries and blueberries. I will definitely stay here again and highly recommend Barony House. Thank you Susan & Paul.*PS* Free parking and good bus routes into town, used Kays taxi which was cost effective, they give you the fare cost before you board about £11 to the Royal Yacht. There is a very good Turkish restaurant near Barony House called Verdo if you’re into Mediterranean food!
The perfect retreat . Not that far from Edinburgh city . The rooms are to die for and Paul (aka timmy mallet and Susan Is very talented lady. They are the perfect hosts. Nothing too much trouble. Breakfast is amazing . The variety is amazing . Resourced by local suppliers. Definitely be returning. Social distancing n covid safe . This the perfect place to relax and chill out . Biker friendly .
Wanted to stay somewhere decent after months of lockdown. This place was beyond decent. It was amazing! Loved the hand painted mugs. The level of detail made our stay really special. We will return!

I stayed for 5 nights as a treat with my Mom.This place is magical, our room was spacious with a fabulous ensuite, super comfortable for a longer stay.The breakfast was outstanding, weve never had such excellent quality homemade cooking!Feels like a home away from home, seriously staying here is better than any Hotel experience. An excellent time! We stayed for 10 nights and we didnt want to leave! Breakfast every morning was outstanding, all home cooked with freshly sourced ingredients. Susan bakes her own bread which you can smell wafting up the house each morning. Really gets you ready for the feast ahead.5-star rooms, immaculate attention to detail. Perfect for a long stay with a separate lounge area and spacious rooms, plenty of storage etc and anything you need on hand with our hosts in easy contact. A real husband and wife team who really want to make your stay comfortable. This stay beats any Hotel stay, hands down oh and super easy access to transport and advice from our hosts. Great suggestions for attractions, tours and excellent local places to eat. One word sums up our stay - Superb!! Well be back next year and we wilk always book directly with Paul and Susan.
Id give em 5 stars on the strength of their breakfast game alone, honestly. But even if the breakfast wasnt *incredible*, the accommodations would certainly warrant the 5 stars. The bed is comfy and Paul and Susan have thought of everything and spared no expense in the rooms. If youre hunting for a great experience in Edinburgh, look no further. And save yourself a little money by booking direct.
A fantastic 3 night stay at a truly 5* family run B&B. Paul and family go out of their way to make you feel welcome, from flowers and sherry in the self decorated comfy room to a superb, traditional Scottish breakfast buffet in the morning. Location is great, just a short bus ride from all major attractions and recommendations on tap depending on what takes your fancy (and the weather!). Highly recommended and we won’t hesitate to return should life bring us this way again ;-)
A warm welcome is guaranteed at this Victorian House which has been lovingly and beautifully restored. Paul and Susan are enthusuastic hosts and we thoroughly enjoyed staying at Barony House. Breakfasts were delicious and generous with home made bread and cakes.
Visited here for our cousins wedding reception. The setting is quite splendid, lovely gardens. Inside the hotel was modern, I was told by our aunt that the rooms were splendid inside, very comfortable, clean and tidy. There were lots of staff working, doing various positions catering for the guests. Serving around 10 large tables and the main table for the bride and groom. The had done a magnificent effort in serving the food etc.. To all the guests so a big thank you for there efforts. We needed the disco at night for a bit exercise after eating too much. The Barony House I would say should be in the 10 ten places for functions. Its a out in the countryside and certainly worth a visit.
Location is great and room was clean, quiet, and elegant. Our host Paul is vibrant, lively and quick with a joke. Recommendations for the area were given as well as recommendations to sights off the beaten path. Breakfast was delicious. Had a nice stay.
My experience at Barony House was wonderful! First of all, and perhaps most importantly, Paul and Susan are excellent hosts. Paul was very helpful and accommodating about my arrival after a difficult travel day, and he was unfailingly cheerful and a font of useful information about Edinburgh. My room in the Servants Quarters was fantastic--spacious, well-appointed, light-filled and comfortable, and breakfast was the best I had during my entire three week trip to the UK. Its in a quiet residential area south of the city center, but its easy to get around on the citys excellent bus system. A great place to stay when you are in Edinburgh.

A friend and I did a two week whirlwind golfing trip in May. Paul and Susan have an absolutely charming place. Personal touches of Susan’s creativity permeate every room. The historical homestead was a delight. Upon arrival, Paul graciously spent time giving us the run down of the area and ideas for sightseeing. Those we had time to fit in, were thoroughly enjoyable. The suggestions for eating were everything he told us to expect. Each morning we were greeted with a large spread of homemade breakfast entries. My favorite was Susan’s homemade bread!!! The bed and breakfast is perfectly located to Edinburgh!! Thank you Paul and Susan for your hospitality. You’re definitely in your element as hosts!!!
This place exceeded our expectations! Firstly, Paul was really friendly and helped us out with directions and suggestions on top local places to visit. Secondly, the quality of the Rooms and the decor were well beyond anything else we experienced in any other "B&B" in the United Kingdom. Well done guys! Lovely late 19th century home turned into a beautiful and cosy B&B and run by a friendly and enthusiastic young couple. Newly designed and decorated rooms are preserving original features while offering all the modern comforts. Free parking at nearby streets is convenient and Edinburgh city centre is only about 20mins by bus. Breakfast in the morning is devine and a real treat to help you start a busy day. I would recommend staying there while visiting the Scottish capital for leisure or work.
We had a fantastic stay at the Barony House. Paul and Susan were excellent hosts, and Paul made sure to give us advice on things to do and places to eat in Edinburgh, which was most welcome and helpful as it was our first trip into Edinburgh. The room we stayed in (servants quarterswas beautifully decorated by Susan, and had a beautiful garden outside. Susan cooked a beautiful breakfast as well, the best we had on a two week stay in the UK!
Paul and Susan are great hosts. Very outgoing and friendly. She is an amazing cook, by far the best we have experienced here. They are prepared to make your stay as easy as possible with plenty of brochures. He gave us a brief explanation of everything around and answered all of our questions before we even asked! Would recommend to anyone and everyone!!!!!
We have now booked for the third time.Very clean rooms with a comfortable bed that is of a much higher standard than the budget chains.It is in a quiet part of the city, located on a regular bus route, but we prefer the 25 min walk to the centre of Edinburgh.Paul is a knowledgeable in the local area and is happy to chat whilst Susan prepares the well appointed breakfast buffet with local produce, some secret recipes & homemade cakes & pastries.Its the sign of a great stay when breakfast is the best meal of the day in a city with some great eating places.

Paul Johnson, a fellow Aussie, is a fantastic host and together with his wife Susan they have created a great place to explore Edinburgh and surrounds from. Walk to the city and buses at doorstep. By the way, Brekkie is amazing 😋 Highly recommended to anyone planning to see Edinburgh.
Freshly decorated room with new mattress and bedding. Very comfy. Lots of little touches above and beyond the norm. Great breakfast too. Paul and Susan were very accommodating considering we made an error with the date. Very reasonable price all things considered. Plenty of good eating within walking distance too.
