Abbeyfield Lodge Guest House & B&B Yarm in Middlesbrough

As long as you realise this is b&b only (no bar, no other mealsthis is an excellent place to stay. Really large, comfortable rooms, well maintained and very clean. The best shower I have had in 2 weeks of touring around the NE of England! I would describe the location as a little unusual, but not inconvenient. They are shops and a pub within easy walking distance.

The room was very nice and clean, staff are very friendly.The downside is the car park at the rear protrudes too much where it meets the sidewalk and has damaged the underside of my cars lining when driving over it, which is now scraping along the floor when I drive. The owner Joseph was very deflecting, threatening, and rude when speaking to him about it, constantly trying to talk over me and make assumptions rather than dealing with the facts and evidence.He has CCTV evidence of it happening also backed up with dash cam footage from my own car and still denies blame.He had his office set up as an interrogation room upon my arrival to the hotel after work for the "discussion", he had already made his mind up that I was wrong and he was right before listening and seeing the evidence. I then offered to drive over it again to prove my point, we proceeded outside, and he witnessed the damage himself and under recording and still denies the negligence.Very unprofessional and very disappointing that he was not civilised, nor did he care about the damage caused.It would be unfair to score the hotel low due to 1 bad apple as the staff were brilliant and the room was lovely, it is a shame that Joseph has let the place down.If under different circumstances i would have stayed here again for the remainder of my stay in the northeast.No doubt the owner will respond to this review with his “fairy-tale” of what occurred, even though the damage and conversations were recorded.

lovely rooms and an amazing breakfast for £5, no issues with any of the experience. staff are all friendly and hardly any wait for hot food for breakfast

Immaculately kept, friendly and welcoming b&b. Safe private parking. Excellent standard of decor, furnishings, thick carpeting, fittings etc. Soft sheets, firm beds, lots of fluffy towels. Big TV, free WiFi. Desk space and chair and easy chairs too. Everything you need for a very comfortable stay. Bathroom excellent with a big walk-in power shower. Really nice breakfast (we had the vegetarian optiongreat coffee and tea. Very highly recommended. We were visiting overnight for the Stockton festival (SIRF- we would like to stay longer next time!

We stayed here last weekend. Our room and ensuite were spotlessly clean and the bed was very comfortable . The room had tea and coffee making facilities.The guesthouse is situated close to local amenities and to Yarm itself in a quiet location with good parking facilities. Breakfast was excellent value. Staff were friendly and accommodating. We will definitely go back .

We had a lovely stay, the whole place is absolutely spotless and very comfortable. Very warm welcome and great communication from the first enquiry. The breakfast was lovely, piping hot with great coffee. We will be definitely coming back

Dropping our daughter to Uni this weekend and finding a Hotel in Durham was close to imposible. Found this on line and it is really very nice. Its spoessly clean, the staff are very friendly, the location is even better than expected with Yarm around a 15min walk. Breakfast was packed even at 8:20am on a Sunday morning and was very nice as well.

We stayed as we were attending a concert at Darlington Arena. Clean, large rooms - that were an absolute bargain. Friendly, professional staff. Breakfast was great - free for kids and only £5 per adult. Would 100% recommend.

The rooms are spacious and imaculate with everything you need in them. This is a very welcoming place and the owners and staff cant do enough for you. We stayed for 2 night break whilst having nights out in yarm and wish it had been longer, breakfast was amazing too with lots of choice, we had full english and it was gorgeous, will deffo be coming back here.

1 night stop over in this wonderful hotel , very clean, quite and relaxing, only a 15 min walk into Yarm. William the owner was very welcoming, fantastic breakfast cooked to order by Rebecca who was very attentive, definitely stop again if in the area.

Will and the team look after you very well. The rooms are very very comfortable and kept to a high standard and all with en-suite. I would definitely stay here again when Im in this area.

Only just arrived here and I’m already impressed enough to write a glowing review. The room is very spacious, clean and tidy with everything you need including a large television, huge bed and a really nice clean shower room. Cannot fault this superb accommodation! 👏

I have spent several nights there while working. The staff are also friendly and helpful. The rooms are clean and comfortable with smart TV (although people continually forget to log out of their Netflix). The have a nice dining room/lounge with Sky TV where I have watched the football a few times. If anyone is ever staying in the area j would recommend staying every single time.

A great place filled with fantastic people! We arrived shortly after 9PM and William made ourselves familiar with the property. The room was huge, clean and with everything one needs. For only £5 you can opt-in for a tasty breakfast. We were planning on staying over for 2 nights but unfortunately something of a personal matter came up and we had to cancel our plans and head back home. The staff was super understanding and there was no need to pay any extras. Highly recommend this place and we hope to get back there at some point in the future.

Very clean and nice place to stay breakfasts are cooked to order so no dried offerings here good value for money. Free WiFi and helpful staff, I have stayed here many times.

Really friendly guest house with comfortable rooms and whatever breakfast you require. Close to a few local shops and take aways.

My husband and i along with 2 couples stayed here last night (26 may. 18). Was very welcomed by a lovely gent . Room 12 was absolutely fantastic. And nipping clean. Big king size bed . Loved how we had extra pillows. Tea and coffee on hand and also bottled water. . Breakfast room was so lovely . Plenty of fresh fruit. Cereal juices etc. The lady who served our breakfast was so friendly and breakfast was really nice. If we ever came to yarm again I would definitely stay here. Thank you for making us so welcome .

William the owner couldnt do anything more for us . We was welcomed as a friend not just a paying customer. Great room warm and comfortable , staff very helpful and friendly . The breakfast , plenty of choice and great . Will be going back .

Stayed here with my employer for 2 weeks whilst working in the local area. The rooms themselves were very comfortable, the staff were lovely, and I especially enjoyed the breakfasts on the morning. During my whole stay, I was made to feel at home and was actually dreading having to leave the place. Highly recommended from myself in Hertfordshire :)
